Summary of the Job:The Credit Officer (CO) - Commercial Real Estate is a key credit risk role within FNBO's Commercial Real Estate lending platform. This individual directly supports the Senior Credit Officer of Commercial Real Estate and is responsible for reviewing underwriting, analyzing, and approving CRE loan requests. The CO applies deep subject matter expertise across all major CRE collateral types to ensure sound credit decisions that balance prudent risk management with business growth.
This role carries lending authority to approve loans up to an aggregate exposure of $25MM.
About This Role:Key Responsibilities• Support the Senior Credit Officer of Commercial Real Estate in reviewing, underwriting, and approving CRE loan requests, ensuring alignment with FNBO credit policy and risk appetite.
• Review and edit credit memoranda for all major CRE collateral types, including Multifamily, Industrial, Office, Hotel, and Senior Living, with a thorough assessment of collateral-specific risk factors, market dynamics, and borrower financial strength.
• Review and approve loan memos with aggregate exposure up to $15MM, challenging all aspects of loan decisions including qualitative and quantitative credit analysis, deal structure, risk ratings, and terms and conditions.
• Partner with Relationship Managers, Credit Leadership, and cross-functional stakeholders to support sustained portfolio growth through disciplined risk practices.
• Participate in due diligence for new and existing CRE customers, including site visits, sponsor evaluation, and third-party report review.
• Monitor CRE portfolio quality and report on relevant trends to FNBO Credit Leadership and propose changes to credit policy or risk rating processes as market or internal conditions evolve.
• Ensure all negotiated loan terms and conditions adhere to bank policy and regulatory requirements.
• Track and manage portfolio exceptions, modifications, and changes in terms.
• Support business development, sales, and credit activities in collaboration with the Senior Credit Officer.
The Ideal Candidate for This Role:Required:• 10+ years of commercial real estate credit underwriting or credit risk management experience, with demonstrated expertise across multiple CRE collateral types.
• Proven ability to independently author credit memoranda for Multifamily, Industrial, Office, Hotel, and Senior Living transactions, including collateral-specific underwriting considerations, market analysis, and risk identification.
• Strong command of CRE financial analysis, including cash flow modeling, debt service coverage, loan-to-value assessment, and stress testing.
• Knowledge of commercial loan P&L dynamics and the interaction of business operations, property performance, and the macroeconomic environment.
• Demonstrated success working across business lines to drive sound credit decisions.
• Working knowledge of applicable laws and regulations governing CRE lending in a financial institution.
• Bachelor's Degree required; Master's Degree preferred in Finance, Real Estate, or Economics.
Preferred:• Experience underwriting loans to data center borrowers, including familiarity with hyperscale and colocation facility structures, lease-up risk, power infrastructure considerations, and technology credit dynamics.
• Familiarity with emerging CRE asset classes and alternative collateral types.

Compensation:Compensation range (base pay): $97,774.00-$166,216.00
This role may have a specific starting pay within this range.
Final compensation offer to candidate may vary from posted hiring range based upon work experience, education, and/or skill level.
