THE ROLEThe Construction Project Manager runs CIG's capital improvement and renovation projects from planning through closeout, on the owner's side. Our properties are older, often occupied, value-add communities, so a typical property has several scopes moving at once: unit turns and interior upgrades alongside roofing, mechanical, exterior, and common-area work. You'll report to the Director of Construction & Capital Projects and work closely with Property Management, Asset Management, Acquisitions, and Accounting.
WHAT YOU'LL OWNCapital Project Delivery- Plan and run multiple concurrent scopes at one or more properties, from scope definition and scheduling through punch list and closeout.
- Build project schedules and keep them current, flagging slippage early with a recovery plan.
- Walk sites regularly to monitor progress, quality, and workmanship against CIG standards.
- Coordinate with Property Management to sequence work around residents and keep disruption to a minimum.
Budgets & Cost Control- Develop project budgets, review bids and estimates, and track actual costs against budget through the life of each project.
- Review and approve pay applications, manage change orders, and identify value-engineering opportunities that protect quality.
- Give Asset Management and Accounting regular, accurate updates on spend, commitments, and forecast to complete.
Contractors & Vendors- Bid out work, select and negotiate with general contractors, subcontractors, and vendors, and make sure contracts are properly executed.
- Hold contractors accountable for schedule, quality, and safety, and build a dependable vendor bench in each market.
- Coordinate architects, engineers, inspectors, and municipalities as projects require.
Compliance, Safety & Reporting- Ensure work complies with local building codes, zoning, permitting, and OSHA requirements.
- Identify risks to schedule and budget and resolve issues before they escalate.
- Report project status, budget, and risks to the Director of Construction and other stakeholders in a clear, consistent format.
- Support acquisitions with property condition reviews and CapEx scoping for newly acquired assets.
A TYPICAL WEEKMost weeks you'll work from our Chicago Loop office, with site visits of 2-4 days a few times a month. In the office you might review a contractor's pay application, update a project budget for Asset Management, and level bids for a roof replacement. On site you might walk a building with the property manager, check renovated units against the punch list, and sort out a schedule conflict between two contractors working the same property.
