Position Summary: The Property Manager plays a pivotal role in overseeing a portfolio of commercial retail properties, ensuring operational excellence, landlord and/or tenant satisfaction, and optimal property performance. This position requires expertise in property operations, financial oversight, lease management, office administration, and team collaboration.
Responsibilities:- Manage the operational and financial performance of an assigned portfolio of retail properties.
- Administer lease agreements, renewals, amendments, estoppels, and other lease-related documentation.
- Monitor lease terms, critical dates, financial obligations, and compliance requirements.
- Develop, manage, and monitor property budgets, forecasts, and lease-related expenses.
- Review and approve invoices, reconciliations, rent payments, CAM, taxes, utilities, CPI adjustments, and other lease obligations.
- Partner with Finance and Accounting on lease accruals, reporting, and lease accounting requirements.
- Analyze property, lease, and financial data to support business decisions and portfolio performance.
- Collaborate with Facilities, Retail Operations, Construction, Legal, and Finance teams to support property and lease-related initiatives.
- Serve as the primary point of contact for landlords, tenants, vendors, and internal stakeholders on property matters.
- Oversee tenant and landlord compliance, including insurance requirements, lease obligations, and issue resolution.
- Maintain accurate property, lease, and financial records within MRI Horizon and related tracking systems.
- Prepare and present portfolio performance reports, analyses, and recommendations to management.
- Lead special projects, due diligence activities, and process improvements to support portfolio objectives.

Working Relationships: Interacts regularly with internal stakeholders across Real Estate, Retail Operations, Facilities, Finance, Accounting, Construction, and Legal to support property and lease-related activities. Maintains working relationships with landlords, tenants, vendors, and service providers to address operational issues, lease obligations, and portfolio needs.
Requirements:Minimum Education: Bachelor's degree in Project Management, Business, or related field
Preferred Education: Bachelor's degree in project management, Business, or related field
Minimum Experience: 5-10 years' experience in real estate property management, including commercial real estate and management
Preferred Experience: 5-10 years' experience in real estate property management, including commercial real estate and management and 3 years of convenience store or multi-site retail experience.
Licenses/Certifications:Three (3) years of convenience store or multi-site retail experience.
Soft Skills: - Project management experience, supported by strong organizational skills and detail-oriented with the flexibility to shift focus often
- Excellent interpersonal skills and confidence to interface directly with internal and external project stakeholders at all management levels
- Possess a team-first attitude
- Ability to manage multiple priorities, projects, and system initiatives in a fast-paced global environment

- Excellent oral and written communication skills
- Advanced proficiency in Microsoft Office Suite
Other Requirements: Travel: 0-10% but may be asked to travel as required
Hours & Conditions: Monday - Friday 8 hour day in office setting
Physical Requirements; Ability to maneuver and regularly lift and or move up to 10 pounds, frequently lift and/or move up to 25 pounds.
