About the RoleThe Commercial Operations Lead is pivotal to landing new tenants, serving as the commercial architect who translates our infrastructure value into competitive, data-backed deal structures. By building the rigorous financial models and economic analyses that anchor lease and LOI negotiations, you ensure Fermi can confidently execute complex deals and accelerate the path from term sheet to signature. This role is deeply hands-on, focused on developing robust financial models, conducting scenario and sensitivity analyses, and ensuring commercial strategy is supported by rigorous data-driven planning.
What You'll Do- Build and maintain financial models for prospective and active deals, including scenario and sensitivity analysis.
- Support economic analysis and negotiations - pricing, terms, and deal structure - alongside the BD Commercial Lead.
- Partner with BD on lease and LOI negotiations, ensuring commercial terms are grounded in sound analysis.
- Build and run the operational processes needed to move deals from term sheet to signature (tracking, documentation, approvals).
- Support strategic planning for the commercial function - forecasting, prioritization, and resourcing.
- Work with Legal (Deal Lead - Legal) to ensure economic terms are reflected accurately in contracts.
- Help stand up repeatable commercial ops processes as the team and deal volume grow.
Requirements
What We're Looking For- Strong financial modeling skills - able to build robust models from scratch and stress-test them under time pressure.
- Experience with strategic planning - forecasting, scenario planning, or prioritization frameworks.
- Background in financial analysis, corporate finance, FP&A, consulting, or similar (private equity, infrastructure, or real assets investing experience a plus, but not required).
- Advanced Excel skills and comfort working with commercial or deal-related data.
- Detail-oriented and highly organized - able to run deal process and tracking without dropping details.
- Comfortable working directly with senior stakeholders and translating models into clear, actionable recommendations.
Nice to Have- Exposure to data center, digital infrastructure, or real estate deal economics.
- Prior experience supporting a commercial operations function from scratch.
