Responsibilities

  • Lead and manage the BMS project team and oversee activities related to project scope.
  • Provide project leadership to subcontractors and ensure efficient systems installation.
  • Ensure understanding of detailed contracts and delineation of responsibilities between project packages.
  • Coordinate with MEP and BMS Engineers to ensure alignment of system installation details.
  • Manage safety compliance for BMS subcontractors on site and communicate site-specific requirements.
  • Oversee the review process for BMS/EPMS submittals and manage coordination of shop drawing approvals.
  • Facilitate turnover processes including startup, testing, commissioning, and gathering operational documentation.

Position Description:Lead and oversee activities related to preconstruction, engineering, field installation, and startup of Building Management Systems for new mission critical facilities construction projects. Directly supervise Building Management System team of engineers and superintendents.

Essential Duties & Key Responsibilities:
  • Manage Building Management System (BMS) project team and activities associated with BMS Scope of Work.
  • Provide project leadership to subcontractors, Owner's Consultants and Representatives to ensure optimal alignment and efficient systems installation.
  • Know in detail BMS/Electrical Power Monitoring System (EPMS) contracts and scopes and understand delineation between packages and responsibilities.
  • Work with MEP and BMS Engineers to complete system responsibility matrix of MEP systems. Confirm and coordinate BMS/EPMS installation details between equipment and inter-related systems including but not limited to Electrical Power Quality/monitoring and Building Management Systems.
  • Mange and assist in preparation of controls related Owner Furnished Contractor Installed (OFCI) contract items list for components, materials, and systems to ensure compliance of Required on Job (ROJ) dates with project schedule and include appropriate approvals.
  • Communicate site-specific Safety Plan requirements to ensure compliance with BMS subcontractors.
  • Manage BMS/EPMS submittals and shop drawing review process with assigned Project Engineer and gain approvals from Design Team. Confirm coordination of submittal and shop drawing information between system controls/MEP subcontractors.
  • Facilitate management and execution of turnover process including start-up, testing, commissioning, closeout, operations and maintenance manuals, secure warranties and guaranties, training, and obtain spare parts and specialty tools.
  • Conduct regular job site walkthroughs to confirm system controls/MEP work proceeds according to contract documents, coordination drawings, and approved submittals.
  • Participate in project schedule update meetings and provide latest information to create and maintain accurate project schedule.
  • Lead BMS/EPMS Coordination Meetings and attend Commissioning (Cx) and Start Up meetings to convey information and ensure communication of priorities and schedule.
  • Collaborate with Engineer of Record (Design Engineer) on submittals, Requests for Information (RFIs), and cost.
  • Coordinate with Quality Assurance (QA) and Quality Control (QC) team to execute quality control plan for BMS activities and Special Systems/Low Voltage contractors.
  • Manage coordination of field installation with subcontractors, specifically Design System Integrator (DSI) and Construction Systems Integrator (CSI) contracts.
  • Schedule manufacturing site visits and oversee Factory Witness Tests on equipment and control systems.
  • Manage follow up of closeout activities of each project phase and final project completion.
  • Oversee management of and updates to Equipment Tracking Log specific to assigned BMS subcontractors.
  • Oversee detailed log of lessons learned throughout project and share with BMS project team and project leadership.
  • Foster environment with BMS team to provide coaching and expert guidance on processes and implementation and be open to team contributions for continuous improvement.
  • Manage BMS employees and other team members. Participate in hiring process, onboard and deliver timely performance feedback for direct reports, execute/contribute to performance appraisals during annual performance cycle, utilize talent management systems, and identify appropriate training to help with development needs.


Qualifications:
  • Minimum of 10 years of experience with progressive responsibility and exposure to construction design, cost, sequence, logistics and field installations of substantial Building Management System (BMS)/Electrical Power Monitoring System (EPMS) or equivalent combination of education, training, and experience
  • Extensive BMS/EPMS integration experience, required
  • Experience with installation of one or more major systems and IT Infrastructure components, required
  • BMS experience to include Environmental and Electrical monitoring and controls, preferred
  • Data Center or Complex Building Controls Systems experience, required
  • Supervisory experience, ability to motivate, coach, and develop high performance teams
  • Excellent interpersonal skills, able to lead, negotiate, influence, and engage stakeholders, teams, and others
  • Professional and effective written and verbal communications skills with ability to present to technical and non-technical audiences, and tailor communications appropriately
