Position OverviewPacific Urban Investors is seeking an
Associate, Portfolio Strategy to join its Portfolio Management team in Los Angeles.
This role is designed for a highly analytical professional who wants to build a career in institutional portfolio management. Working alongside senior investment leaders, the Associate will help oversee a national multifamily portfolio valued at more than $8 billion, contributing to portfolio strategy, capital allocation, financing, acquisitions, dispositions, and business planning.
As a member of the Portfolio Management team, the Associate will work closely with leaders across our Asset Management, Acquisitions, Finance, and Research to support strategic decision-making throughout the investment lifecycle. The role offers meaningful responsibility from day one and a clear path toward increasing leadership within the investment platform. This is an on-site role that works from PUI's West Los Angeles office, 5 days per week.
Key ResponsibilitiesPortfolio Strategy:- Evaluate acquisitions, dispositions, financings, recapitalizations, and other portfolio capital allocation decisions.
- Support portfolio construction, capital allocation, and strategic investment decisions.
- Analyze hold/sell recommendations and strategic alternatives.
- Participate in quarterly portfolio reviews, annual business planning, and investment strategy discussions.
- Prepare recommendations and supporting analyses for senior investment leadership.
Financial Analysis:- Build and maintain sophisticated financial models supporting investment decisions.
- Perform valuation analyses, cash flow forecasting, scenario analyses, and sensitivity analyses.
- Evaluate financing structures, leverage strategies, liquidity planning, and capital allocation alternatives.
- Analyze market trends and competitive dynamics impacting portfolio performance.
- Build analytical frameworks that support executive and investment committee decisions.
Strategic Initiatives:- Collaborate across Portfolio Management, Asset Management, Acquisitions, Finance, and Research on strategic initiatives.
- Prepare presentations and analytical materials for executive leadership, investment committees, and institutional clients.
- Conduct complex ad hoc analyses supporting portfolio and firm-wide initiatives.
- Improve financial models, analytical tools, reporting capabilities, and investment processes.
- Identify opportunities to leverage technology, automation, and data analytics to improve investment decision-making.
Knowledge, Skills & AbilitiesRequired:- Exceptional financial modeling, analytical, and problem-solving skills.
- Advanced proficiency in Microsoft Excel and PowerPoint.
- Experience working with complex financial models, large datasets, financial systems, and enterprise databases.
- Excellent written and verbal communication skills with the ability to present complex analyses clearly and concisely.
- Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment.
- Demonstrated intellectual curiosity, initiative, sound judgment, and a collaborative approach.
Preferred:- Exposure to institutional real estate investing, alternative investments, or private markets.
- Experience supporting investment decisions, capital allocation, portfolio management, or corporate strategy.
- Familiarity with business intelligence, visualization, database platforms, or analytical tools such as Power BI, SQL, Tableau, or similar technologies.
- Progress toward or completion of a CFA, CPA, or other relevant professional designation is a plus, but not required.
- Prior experience with multifamily real estate is beneficial.
Education & Experience- Bachelor's degree in Finance, Economics, Business, Engineering, Mathematics, Accounting, or another quantitative discipline with a strong academic record.
- 3-5 years of experience in investment banking, management consulting, private equity, institutional investment management, corporate finance, strategic finance, real estate investment, or another rigorous analytical environment.

Additional Information- Regular attendance in the Los Angeles office is expected.

Benefits OverviewThe compensation plan for this role is commensurate with the skills required for the position. As such, it is comprised of a base salary and an annual performance-based incentive, which is determined upon individual and portfolio performance.
