About the Role:
CBRE's Debt & Structured Finance (DSF) team in Dallas is seeking an Associate to support the origination and placement of debt and equity for institutional commercial real estate clients. Working directly alongside senior producers, you will help drive transactions from initial underwriting and deal packaging through lender and investor marketing, negotiation, and closing.
In this role, you will manage and coordinate analytical work across multiple active assignments, interface directly with lenders, equity investors, and sponsors, and gain exposure to all aspects of the capital markets process. The position offers a clear path toward increased client-facing responsibilities, business development, and eventual progression into a producing role.
What You'll Do:
• Run debt and equity placement processes across multiple transactions, which will include:
(a) Build and maintain underwriting models, cash flow projections, and loan sizing analyses for both existing and ground up debt and equity transactions.
(b) Prepare offering memoranda, lender and investor marketing packages, and pitch decks for assignments as the move throughout the transaction life cycle.
(c) Analyze market data and prepare reports on rents, comparable sales, capital availability, interest rate trends, and submarket fundamentals; comprehend and interpret rent rolls, leases, operating statements, and other financial material.
(d) Compiling lender/investor coverage lists, distributing marketing materials, and coordinating quotes, term sheets, and communicating the outcomes of processes to clients.
(e) Participate in pricing discussions, negotiations, and closing coordination across lenders, sponsors, and internal teams.
• Support business development through prospecting, pitch preparation, and relationship-building with owners, investors, and capital providers.
• Maintain accurate, current deal and contact information across pipeline tracking and CRM systems.
• Model behaviors consistent with CBRE RISE values and contribute to a collaborative, high-performance team.
What You'll Need:
• Bachelor's degree, preferably in finance, real estate, economics, or a related field.
• 2-4 years of relevant experience in commercial real estate capital markets, debt/equity, lending, investment sales, or a comparable analytical finance role.
• Strong financial modeling and quantitative skills, with the ability to calculate and interpret returns, debt metrics, percentages, and other financial figures.
• Advanced proficiency in Microsoft Excel, PowerPoint, Word, and Outlook; experience with Argus and CRE data platforms (e.g., CoStar, RealPage) a plus.
• Excellent written and verbal communication skills, with the ability to present information clearly to clients and capital partners.
• Exceptional organization and the ability to manage competing deadlines across multiple live transactions.
• A strong inquisitive mindset, attention to detail, and bias toward initiative and ownership.
• Real Estate License strongly preferred, or willingness to obtain.
