Job descriptionJob Type: Full Time |
Location: Dallas/Fort Worth |
Department: Operations - Asset Management |
Reporting to: Senior Manager, Asset Management |
Work Location Type: #hybrid
The Asset Manager - Data Center Infrastructure will own the lifecycle management (LCM) of all infrastructure assets for the Childress campus - mechanical, electrical, plumbing (MEP), controls, and fire and life-safety systems - and drive the governance that keeps those assets accounted for, compliant and performing. The role sits in the site team with a solid line to Operations and is functionally directed by the Asset Management & Governance pillar, which develops and approves enterprise asset strategies and data standards. The Asset Manager applies those strategies at the campus, tailors them with a documented basis, drives the outcomes with Operations, and leads the campus asset management team. Time on site is a requirement of the role: it is recruited from Fort Worth with approximately 50% of time at the Childress campus.
Job requirements - Bachelor's degree in Mechanical, Electrical or a related engineering discipline, or equivalent experience; CMRP, CAMA or IAM certification is an asset.
- 7+ years in asset management, reliability or critical-facilities engineering, ideally within data centers or mission-critical environments.
- Strong working understanding of data center assets across MEP (UPS, generators, switchgear, chillers, CRAC/CRAH, CDU, pumps), controls (BMS/EPMS/SCADA) and fire and life-safety systems.
- Demonstrated ownership of a CMMS (e.g., Fiix, Maximo, MCIM, Hexagon, SAP PM) - registry governance, PM programs, data quality and reporting.
- Experience applying ISO 55001-aligned governance, audit and evidence management; familiarity with NFPA, ASHRAE and Uptime/TIA-942 practices.
- Proven ability to apply and tailor maintenance strategies and criticality models with a documented technical basis, and to translate technical data into clear executive reporting.
- Experience leading or developing a small technical team; able to build a campus asset management team as the cluster grows.
- Able to work from the Fort Worth office and be on site at Childress approximately 50% of the time; valid driver's license.
- Clear, measured communicator who can engage technicians, planners, vendors and executives alike.
Other important requirements
- Pre-employment screening, including background check and substance testing may be required according to company policies.
- Must provide own steel-toed work boots; other PPE will be supplied.
- Must be able to work from the Fort Worth office and be on site at the Childress campus approximately 50% of the time or relocate to the Childress area.
Job responsibilities - Asset Lifecycle & Registry - own lifecycle management of all infrastructure assets from commissioning and handover through operation, modification, renewal and disposal; maintain the asset registry in the CMMS as the controlled source of truth (hierarchy, parent/child, tags, manufacturer, model, serial, capacity, location, lifecycle records) and be accountable that every asset is accounted for; govern data quality, naming conventions and taxonomy to the enterprise data standards.
- Governance, Audit & Evidence - lead and support internal and external audits of the asset base (registry accuracy, physical verification, PM compliance, critical spares, documentation) and own corrective-action closure; fulfil requests for evidence from customers, auditors and regulators (e.g., SOC 2 / ARA, insurer and compliance reviews) accurately and on time; work with the Inventory team to ensure cycle counts of critical spares are scheduled, conducted and reconciled to the registry.
- Change Management - support the Change Advisory Board (CAB): assess asset and criticality impact of proposed changes and ensure registry and documentation updates follow every approved change.
- Maintenance Strategy Application - apply the enterprise maintenance strategies and standards developed and approved by the Asset Management & Governance pillar at the campus; tailor them to local assets and conditions with a documented basis; propose deviations through the pillar's engineers for fit-for-purpose approval; and drive the outcomes delivered with Operations. Holds the campus technical accountability (TA2) for asset information, criticality and local strategy application: approves within set limits and escalates beyond them to the pillar's engineers.
- Criticality - maintain the campus asset criticality mapping (A-D grouping) under the enterprise criticality model, keeping it aligned to redundancy, consequence and SLA exposure, and feeding changes back to the pillar.
- Planning & Reliability Counterpart - act as the counterpart to the Planning & Reliability Manager and the conduit between the campus and the Asset Management & Governance pillar: bring approved strategies and data standards to Planning & Scheduling, who plan and schedule the work; take execution results and bad actors back to the pillar. Neither role directs the other; disputes are escalated jointly to the pillar and the Head of Operations.
- Reliability Loop - run the bad-actor and root-cause analysis loop with Operations - FMEA/RCM inputs, failure-code quality, MTBF/MTTR, PM compliance, backlog and condition-monitoring findings - and feed results into the pillar's enterprise strategy
- reviews; drive campus reliability, availability and maintainability (RAM) performance with Operations against the enterprise targets.
- Lifecycle Economics - lead total-cost-of-ownership evaluations and support Operations with budgeting and critical-spares strategies for the campus.
- Reporting & Analytics - develop and deliver the campus asset performance report (asset health, reliability, lifecycle exposure, risk and required investment) for site and executive audiences; conduct data analysis and build dashboards from CMMS and condition-monitoring data.
- People Leadership - lead the campus asset management team: the Asset Data Analyst from the start, growing with the cluster; set priorities, develop capability and ensure consistent application of the enterprise standards.
