The Analyst, Acquisitions & Development, supports the evaluation and execution of acquisition, development, disposition, and debt opportunities across New York, Washington, Washington, D.C., and Boston. The Analyst will analyze and underwrite potential investments and assist in coordinating all phases of development projects, from initial valuation and due diligence through financing, entitlement, construction, business plan execution, and disposition. The role provides broad exposure to the multifamily business, as well as cross-functional transaction and project oversight.
What you'll do- Analyze potential acquisition, development, and debt opportunities, including:
- Determine preliminary income and expense projections and evaluate in-place and market rents
- Assess economic, demographic, and real estate market data
- Analyze and track sales comparables and pipeline activity
- Prepare and ensure the accuracy of valuation models and pro formas
- Perform financial feasibility, sensitivity, and risk/reward analyses
- Prepare market analyses and reports, including rent and operating expense analysis, land and existing sale comparables, pipeline activity, and economic and employment indicators
- Actively participate in evaluating and closing real estate transactions, including acquisitions and dispositions, and organize and track due diligence documentation for land development acquisitions
- Prepare preliminary financial packages and memoranda for the Investment Committee and assist with construction financing commitments
- Maintain and regularly update pro formas throughout the investment lifecycle, from initial valuation and due diligence through business plan execution and disposition
- Prepare cash flow projections and business plans to evaluate investment alternatives and exit strategies
- Coordinate and assist in securing entitlements by identifying regulatory requirements, preparing entitlement applications, and supporting community outreach efforts
- Maintain and track project schedules, milestones, timelines, development team meetings, action items, and project status and variance reporting
- Coordinate with other Carmel departments, including Construction, Finance, Asset Management, and Legal, as well as third-party advisors, to support successful project and transaction execution
- Support legal contract coordination, including pre-screening contracts for common terms and conditions and coordinating third-party attorney services with the team and General Counsel
- Assist with special Asset Team projects and corporate-level initiatives

- Clear and concise written and verbal communication skills, including the ability to synthesize analysis for senior leaders and Investment Committee materials
- Collaborative approach and ability to work effectively across departments
- Sound judgment, discretion, accountability, and a strong sense of ownership and follow-through
- Ability and willingness to utilize emerging AI tools and technology to enhance analysis, streamline workflows, and improve productivity
- Strong interest in multifamily real estate investing and development
What you'll bring- Bachelor's degree in finance, business, economics, real estate, or a related discipline
- 2+ years of relevant professional experience in real estate investment, acquisitions, development, and/or project management; MBA or MRED may substitute for experience
- Strong foundation in real estate finance, underwriting, valuation, and cash flow analysis
- Demonstrated experience building and maintaining financial models and pro formas, including sensitivity and return analyses
- Working knowledge of the acquisition and development lifecycle, including due diligence, financing, entitlements, construction, business plan execution, and disposition
- Experience conducting market analysis, evaluating comparable transactions and rents, and preparing materials to support investment decisions
- Experience coordinating projects and transaction workstreams across internal teams and third-party consultants while meeting deadlines and budgets
- High proficiency in Microsoft Excel and strong working knowledge of Microsoft Word, Outlook, and PowerPoint
- Experience with Opportunity Zone deals is a plus

Base compensation range
$110K to $120K. Total compensation for this role also
includes a bonus incentive in addition to the base salary.
