About the Role
The Regional Business Development Director is a newly created, senior sales leadership role responsible for building and winning a high-value project pipeline across the data centre market. This is a dedicated, full-year pursuit role: the BDD does not deliver projects - they win them.
The BDD owns the full pursuit lifecycle from proactive client cultivation through to a correctly-priced, winning bid. Operating as part of a specialist global sales team, this role will establish CBRE DCS as the go-to projects partner for hyperscalers, neoclouds, and colo operators.
What You'll Do
Pipeline ownership and cultivation
Build, qualify, and actively grow the Major Projects pipeline across whitespace fit-out, GPU / technology deployment, and lifecycle asset refresh.
Proactively cultivate target clients - hyperscalers, neoclouds, colos, and enterprise operators - creating demand rather than waiting for RFPs to land.
Identify and develop new client relationships outside the existing DCS FM base, opening doors to the wider market.
Maintain accurate, real-time pipeline data in Tableau as the single source of truth; ensure all opportunities are correctly qualified and progressed.
Leverage CBRE's FM footprint, Turner & Townsend relationships, and Advisory & Transactions network to accelerate pipeline creation.
Client leadership
Act as the single senior point of contact on the client side throughout every pursuit - set engagement agenda, cadence, and narrative from first meeting to contract award.
Build trusted, senior relationships with Heads of Infrastructure, Capital Projects, Real Estate, and Procurement at target client organisations.
Lead and prepare for all client meetings, site visits, presentations, and workshops - ensuring CBRE always presents a cohesive, differentiated story.
Maintain visibility with clients between active bids through relationship activity, insight sharing, and value-add touchpoints.
Pursuit leadership
Convene and lead the right internal CBRE team for each pursuit - solutions, project management, supply chain, estimators, and subject-matter experts - presenting one joined-up CBRE.
Chair solution and pricing review sessions: ensure central solutions, PM, and supply chain price the correct scope - exactly what the client wants, no more and no less.
Define win themes and value proposition for each pursuit; drive consistency of messaging through every client interaction and written submission.
Work closely with the Global Bid Manager on all formal written responses - review, challenge, and own the quality of every submission.
Manage go / no-go decisions on opportunities, ensuring resource is focused on winnable, high-value pursuits.
Commercial and strategic contribution
Contribute to CBRE DCS's market strategy - identifying sector and geographic priorities for pipeline development.
Provide regular market intelligence on competitor activity, client procurement trends, and emerging opportunities across the data centre market.
Support the Global Sales Lead with forecasting, pipeline review, and performance reporting in standing Project Sales MMMs.
Collaborate with Turner & Townsend and Advisory & Transactions to develop joint go-to-market approaches and cross-refer pipeline.
Represent CBRE DCS at industry events, client briefings, and conferences to build market profile.
