Full Job Description
Position: Vice President of Real Estate

Reports to: President/CEO

Classification: Full Time / Salaried Exempt

Salary Range: $185,000 - $210,000

Position Summary:

The Vice President of Real Estate leads RMC's real estate and asset management teams, overseeing all phases of the development lifecycle - from site acquisition to project stabilization and long-term portfolio sustainability. Responsibilities include recapitalization of existing properties, new construction, acquisition and rehabilitation, portfolio syndication, and joint ventures with other partners. The VP of Real Estate will be a pivotal strategic partner in determining the long-term vision and setting the future course of the department and the organization. This represents a new position within RMC and contemplates a more formal integration of real estate development and asset management under one reporting structure to maximize development prioritization and portfolio performance. This full-time position includes regular travel throughout Colorado to tour properties, attend meetings, and support organizational expansion, including managing, mentoring, and evaluating RMC staff, and supporting new real estate partnerships.

Key Responsibilities:

Organizational and Team Leadership
  • Thought leader for RMC on (re)development strategy, focus, and cadence
  • Partner with RMC leadership to establish and carry out the organization's real estate growth, preservation, and portfolio strategy
  • Lead, develop, and support the real estate development and asset management teams, including staff evaluation, coaching, training, and resource planning
  • Create strong coordination among development, asset management, property management, resident services, finance, and executive leadership
  • Establish clear goals, performance expectations, reporting practices, and accountability across the real estate portfolio
  • Lead Board Development Committee meetings and provide regular, clear reporting to the Board of Directors

Real Estate Development
  • Lead role in formulating (re)development strategy, priorities, and resourcing
  • Identify, evaluate, and advance potential development sites, acquisitions, rehabilitation opportunities, portfolio syndications, and joint ventures
  • Negotiate acquisition agreements and oversee due diligence, feasibility analysis, entitlement, environmental review, and public approval processes
  • Lead responses to requests for qualifications and proposals, grant applications, and public and private funding opportunities
  • Structure and secure predevelopment, construction, and permanent financing using complex, multilayered capital stacks, including Low-Income Housing Tax Credits, tax-exempt bonds, HOME, state and local programs, grants, and conventional sources
  • Select and manage external development partners, including architects, general contractors, engineers, attorneys, consultants, lenders, investors, and public agencies
  • Oversee project budgets, cash flow projections, schedules, design, construction, lease-up, and stabilization to meet RMC standards and lender, investor, and regulatory requirements
  • Represent RMC in community meetings, public hearings, policy discussions, and presentations to funding agencies and other stakeholders

Asset Management and Portfolio Sustainability
  • Provide strategic oversight of RMC's affordable housing portfolio to support long-term financial performance, physical condition, regulatory compliance, and mission impact
  • Establish a consistent asset management framework that uses financial, operational, physical, and compliance data to identify risks, opportunities, and needed interventions
  • Monitor property performance, including budgets, cash flow, occupancy, operating results, reserves, capital needs, debt obligations, investor requirements, and other key indicators

Lead portfolio planning for capital improvements, refinancing, recapitalization, repositioning, re-syndication, rehabilitation, and disposition when appropriate
  • Partner with property management, finance, and resident services leaders to address underperforming assets and ensure that portfolio decisions balance financial sustainability, resident needs, and RMC's mission
  • Maintain productive relationships with lenders, investors, public agencies, partners, and other stakeholders throughout the ownership and compliance periods
  • Support transitions from construction / lease-up into stabilized operations, ensuring complete documentation, clear ownership of open items, and alignment among internal teams

Qualifications:

Education and Experience
  • Bachelor's degree in real estate, business, finance, planning, public administration, or a related field, or an equivalent combination of education and experience; a relevant master's degree is preferred but not required
  • At least 10 years of progressively responsible experience in multifamily or affordable housing development, asset management, real estate finance, or a closely related field
  • Demonstrated experience leading affordable housing projects through acquisition, financing, design, construction, lease-up, stabilization, and long-term ownership
  • Experience leading teams and managing complex initiatives across multiple internal functions and external partners

Knowledge and Skills
  • Deep knowledge of affordable housing development and finance, including LIHTC, tax-exempt bonds, HOME, state and local housing programs, and public-private capital structures
  • Experience with complex developments and capital stacks, including mixed-use or condominium structures and projects generally ranging from $20 million to $100 million
  • Strong understanding of affordable housing asset management, property-level financial statements, operating budgets, capital needs, reserves, compliance obligations, and portfolio risk.
  • Ability to evaluate real estate opportunities, perform financial analysis, build and interpret budgets and projections, and translate complex information into sound recommendations
  • Knowledge of Colorado's real estate environment, entitlement processes, public approvals, and affordable housing ecosystem is strongly preferred
  • Strong relationships with brokers, contractors, design professionals, public agencies, lenders, investors, and other real estate partners are preferred
  • Excellent leadership, communication, negotiation, public presentation, conflict resolution, organizational, and problem-solving skills
  • Sound judgment, a high tolerance for ambiguity, and the ability to prioritize, make decisions, and remain effective under pressure
  • Proficiency with Microsoft Word and Excel, including the ability to create, analyze, and present financial information
  • Commitment to RMC's mission and sensitivity to the needs and experiences of lower-income residents and communities

  • Work Environment: The work environment is generally professional and collaborative, with a moderate noise level. The position combines office-based leadership with regular visits to properties, development sites, community meetings, and partner offices.
