Full Job Description
We're looking for a motivated, market-savvy industrial broker to grow our presence in Southern Connecticut and Upstate New York. You've already proven you can win in industrial real estate. Now you'll have the platform, the team, and the room to take your book of business further in two markets with real momentum.
You'll join our Northeast Industrial team, a group that works as one. We share opportunities, pressure-test strategy together, and celebrate each other's wins. If you like being the person clients call first and teammates want in the room, you'll fit right in.
What you'll do
Win and grow client relationships
• Develop and manage a pipeline of industrial occupiers, owners, and investors across Southern Connecticut and Upstate New York.
• Prospect proactively through cold outreach, referrals, networking, and market intelligence, then turn conversations into long-term relationships.
• Represent tenants and landlords in lease transactions, and support sales and investment opportunities where they arise.
Deliver standout advice and execution
• Guide clients through the full transaction lifecycle: requirements gathering, market and site selection, tours, proposals, negotiation, lease or purchase documentation, and close.
• Provide clear, data-backed market guidance on rents, vacancy, absorption, land and building supply, and development activity in your territory.
• Prepare marketing packages, broker opinions of value, and client presentations that tell a compelling story.
Know your markets inside and out
• Build deep knowledge of the submarkets, key corridors, and industrial clusters across both states, including distribution, manufacturing, logistics, and flex.
• Track new construction, major tenant movement, and ownership trends so you can bring clients ideas before they ask.
• Tour properties regularly and keep a strong working knowledge of available inventory.
Collaborate across JLL
• Partner with teammates across Northeast Industrial, Capital Markets, Project and Development Services, and other service lines to bring clients the full breadth of what we offer.
• Use our CRM and market data platforms to track activity, document client interactions, and keep opportunities moving.
• Contribute ideas and share market intel with the team, and learn from senior colleagues along the way.
What you bring
Required
• 5-7 years of commercial real estate brokerage experience, with a meaningful focus on industrial transactions
• A track record of closed transactions and a book of business or active pipeline you can speak to.
• An active real estate license in Connecticut and New York, or the ability to obtain the missing license within 90 days
• Strong knowledge of industrial lease structures, market economics, and deal analysis.
• Confident negotiation, communication, and presentation skills.
• Working fluency in Excel and PowerPoint, plus comfort with CRM and market data tools such as CoStar.
• A bachelor's degree, or equivalent experience [confirm].
• Willingness to travel throughout both territories on a regular basis, with reliable transportation.
What makes you a great fit
• You're entrepreneurial and self-directed, and you enjoy building a business.
• You're curious about how clients' supply chains and operations drive their real estate decisions.
• You're a generous teammate who shares what you know and asks for help when it'll move a deal forward.
• You hold yourself to a high standard of integrity, responsiveness, and follow-through.
