About the Role:As a CBRE Project Management Consultant, you will provide consulting services for a landmark multifamily rehabilitation project - one of the largest apartment complexes in the country, currently undergoing a multi-year capital improvement and unit renovation program. This includes full boiler replacement across the property, building envelope repairs, roof replacement, common area/lobby upgrades, ADA accessibility improvements, fire/life safety upgrades, and a high-volume unit turn program spanning studios through 3-bedroom townhomes. You will help achieve the client's strategic business objectives on a project managed on-site by a dedicated CBRE PM team.
What You'll Do: - Manage all areas of project management for this large-scale multifamily rehab project - planning, design, construction, occupancy, and closeout - including coordination of the property-wide boiler replacement program.
- Work directly with the client and receivership/investor stakeholders to prepare all elements of the project: scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & milestones, quality control, and risk identification. Expect 3-5 client/investor meetings per week.
- Own project accounting and financial management - maintaining financial controls, cost tracking, and accurate project record-keeping across a high-volume, multi-workstream program.
- Build and maintain a master construction schedule visible to all trades, ensuring every trade partner can see where the project stands at any given time.
- Define project delivery resources from pre-qualified lists or through the project qualification process. Conduct RFPs, complete bid evaluations, and recommend resources to the client.
- Implement project documentation governance aligned with company and client requirements, using Procore for project management and documentation tracking.
- Direct the on-site project delivery team, providing guidance and mentorship - this role includes developing and coaching team members as part of day-to-day leadership.
- Create action plans to meet objectives, budget, and schedule for both the capital improvement scope and the ongoing unit turn program. Track progress and report status and variances.
- Identify project threats and develop risk mitigation and contingency plans; implement action plans to reduce or eliminate project risks.
- Apply in-depth knowledge of multifamily rehab and capital improvement principles to accomplish complex assignments and provide innovative solutions.
- Coach others and share in-depth knowledge of project management discipline and related functions.
- Lead by example and model behaviors consistent with CBRE RISE values. Build consensus and work collaboratively with client and trade partners.
- Work within broad guidelines and policies; explain difficult or sensitive information clearly to stakeholders.
What You'll Need:- Bachelor's Degree preferred with 5-8 years of relevant experience; in lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.
- Multifamily rehabilitation experience strongly preferred, ideally spanning both high-rise and townhome product types.
- Experience with capital improvement projects; boiler system replacement experience a significant plus.
- Project accounting / financial management background - demonstrated ability to maintain cost controls and financial record-keeping on active construction projects.
- Experience building and managing master construction schedules across multiple trades.
- Strong client-facing skills, with experience presenting to and managing relationships with clients, ownership groups, or investor/receivership stakeholders.
- Procore experience preferred.
- Experience mentoring or developing project management staff.
- Current Project Managers ready to step up into a Senior PM role are encouraged to apply.
- Ability to exercise judgment based on analysis of multiple sources of information; willingness to take a new perspective on existing solutions.
- In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.).
- Organizational skills with an advanced inquisitive mindset.
- Sophisticated math skills - ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

The minimum salary for the Senior Project Manager position is $150,000 annually and the maximum salary for the Senior Project Manager position is $185,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
