POSITION SUMMARY:

Saban Real Estate is seeking a senior investment professional to serve as the sector lead for its Self-Storage vertical, with responsibility for both portfolio performance and platform growth. This individual will oversee asset-level performance across the existing self-storage portfolio while also playing a hands-on role in evaluating and executing acquisitions, expansions, and other growth opportunities.

Reporting to executive leadership, the Sr. Director / SVP will operate as an owner across the full investment lifecycle - from underwriting and acquisition through business-plan execution, asset management, and disposition. The role requires someone who can translate operating and market data into actionable strategies, identify opportunities to grow NOI and asset value, and apply a disciplined investment lens to both existing assets and new opportunities.

The ideal candidate will bring meaningful self-storage experience from a recognized owner/operator where responsibilities were broad and entrepreneurial rather than highly siloed. They should have demonstrated experience across both asset management and acquisitions and be equally comfortable evaluating a new investment, challenging an underwriting assumption, working with operations to improve performance, and presenting recommendations to senior leadership.

This is a remote position open to candidates located in Arizona, Nevada, California, or Texas. Candidates must be based in and working Mountain or Pacific time zone hours; Eastern time zone candidates will not be considered. Travel may be required for property tours, asset reviews, and meetings with operating teams, business partners, and third-party providers.

ESSENTIAL DUTIES:
  • Serve as the Self-Storage sector lead, with accountability for both existing portfolio performance and growth of the platform.
  • Own asset-level performance across the self-storage portfolio, driving sustained NOI growth, investment returns, and execution of asset business plans.
  • Evaluate and underwrite new acquisitions, including financial modeling, market analysis, business-plan development, risk assessment, due diligence, and investment recommendations.
  • Participate in transaction execution from initial evaluation through investment committee approval, diligence, closing, and transition into the portfolio.
  • Identify and evaluate portfolio expansion opportunities, including acquisitions, organic expansions, market entry, revenue-enhancement initiatives, and strategic partnerships.
  • Develop and monitor business plans, budgets, forecasts, KPIs, and investment performance; identify variances and drive corrective action.
  • Partner directly with property management and operations on pricing, occupancy, marketing, expense control, capital projects, expansion opportunities, and other initiatives that increase NOI and asset value.
  • Evaluate capital investments and property expansions through an investment-return lens and prioritize capital based on risk-adjusted returns.
  • Maintain a strong understanding of self-storage markets, customer demand, competitive supply, development pipelines, transaction activity, and operating trends.
  • Partner closely with Accounting and FP&A on portfolio reporting, budgeting, forecasting, variance analysis, and senior leadership reporting.
  • Manage third-party operators, vendors, brokers, consultants, and strategic partners and hold them accountable for performance and execution.
  • Present portfolio performance, acquisition opportunities, risks, growth initiatives, and investment recommendations to executive leadership.

REQUIREMENTS:
  • 10-15 years of self-storage investment experience, ideally with a recognized owner/operator; candidates a few years below this range may be considered based on depth and breadth of experience. RV/vehicle storage components are a plus.
  • Demonstrated experience across both acquisitions and asset management required, with the ability to independently evaluate new investments and drive performance of existing assets.
  • Experience within a lean, entrepreneurial, or vertically integrated self-storage platform strongly preferred, where responsibilities extended across multiple areas of investment and operations.
  • Demonstrated track record of owning performance across a large, stabilized self-storage portfolio and driving measurable NOI growth.
  • Experience sourcing, evaluating, negotiating, or executing acquisitions and other platform-growth initiatives.
  • Strong acquisition underwriting and financial modeling capabilities, including the ability to evaluate cash flows, business plans, capital investments, debt structures, returns, and downside scenarios; advanced proficiency in Excel.
  • Experience reviewing operating statements, rent rolls, budgets, and asset-level performance data for self-storage or related real estate asset classes.
  • Ability to think and operate like an owner, moving comfortably between investment strategy, underwriting, operations, asset management, and execution.
  • Ability to translate complex performance data into clear recommendations and drive execution across internal and external operating teams.
  • Strong organizational skills with the ability to manage multiple assets, transactions, growth initiatives, and priorities simultaneously while meeting deadlines.
  • Collaborative, team-oriented mindset with the ability to work effectively across Accounting, FP&A, acquisitions, operations, property management, and senior leadership.
  • Must be based in Arizona, Nevada, California, or Texas, and able to work Mountain or Pacific time zone hours.
