Job Summary:

The Site Technical Manager (STM) is a specialized technical leadership role responsible for leading, developing, and elevating the on-site HVAC technician workforce at the Hudson Valley iCampus (HViCampus). Located in Rockland County, the HViCampus includes research, manufacturing, office, and warehouse space across more than 24 buildings totaling nearly 2 million square feet on approximately 230 acres, including a 25-megawatt Central Utility Plant that produces electricity, steam, and chilled water.

This is a hands-on working manager role that combines technical leadership with direct involvement in the operation, troubleshooting, maintenance, and optimization of commercial HVAC systems and building controls across the campus. The STM will provide day-to-day technical guidance and mentorship to the HVAC team while also serving as an escalation point for complex system and equipment issues.

The ideal candidate will bring strong working knowledge of commercial HVAC equipment, building automation systems, and mechanical infrastructure, along with the ability to coach, train, and develop technicians in the field. Strong leadership, communication, and organizational skills are essential, as is the ability to evaluate team performance, drive accountability, and support a culture of continuous improvement. Success in this role will be measured by the technical growth of the HVAC team, the reliability and performance of campus systems, and the ability to lead by example through active participation in daily operations.

A strong alignment between the candidate's personal values and the Company's core values is essential. This position reports directly to the Vice President, Hudson Valley iCampus, and works closely with the IRGRA staff located on site.

DUTIES (including, but not limited to):
  • Lead the technical training and skills development of site HVAC technicians. Provide technical direction on planned PM work and shutdown sequencing, coordinating with the IRG RA onsite Team on scheduling and building needs.
  • Provide technical oversight and direction on daily HVAC service calls across the site. Partner with the Property Management team to ensure HVAC-specific tickets are properly assigned, technically resolved, and closed out to standards.
  • Provide technical recommendations to Senior Management on HVAC system performance, capital repair needs, and technician workforce planning.
  • A key focus should be on developing training for the site field technicians and on understanding their strengths and weaknesses. Enhance, adjust, and develop new procedures for delivering better services to our tenants and the building's mechanical systems for each of the individual assets. Recommend training courses and seminars for specific applications that are site-specific or industry compliance.
  • Communicate effectively to management and support teams what the overall goals and objectives for the Site HVAC team are:
    • Maintain building tenant comfort year-round. Plan for seasonal changes.
    • Perform preventative maintenance on said building equipment.
    • Provide technical cost estimates and scope input for HVAC-related capital projects and major repairs.
    • Serve as the on-site technical lead for HVAC-related emergencies, directing technician response and troubleshooting.
    • Hands on trouble shooting and field work to support the HVAC staff.
  • Provide HVAC-specific technical scoping and cost estimates for tenant improvement work related to new or renewing leases.
  • Implement and monitor company policies and procedures.
  • Provide creative ideas and solutions to potential property problems and opportunities, help the managers support those findings, and implement them to successful conclusions.
  • Champion technical best practices and quality standards within the HVAC team, ensuring work is performed in compliance with company protocols. Recommend technically sound, cost-effective repair and maintenance approaches.
  • Along with People Operations, collaborate to attract, develop, train, retain, and LEAD the most talented, driven, and dedicated team available, with uncompromised adherence to the company's core values.
  • Monthly, Quarterly and Annually review, analyze, and report on the HVAC operations, work order system review and Property Management activities for the portfolio.
  • Build and maintain strong relationships with HVAC vendors and local supply houses to support the team's parts sourcing, equipment knowledge, service capabilities, and overall delivery of team objectives.
  • Build and maintain strong Tenant relationships. Follow up on all services performed to ensure tenant satisfaction. Work with leadership teams to develop and implement a tenant survey.


QUALIFICATIONS:
  • Trade school accreditation or length of field service (15+years) of commercial real estate experience.
  • Proven ability to lead, coach, and develop a team of HVAC technicians in a large commercial or industrial environment.
  • Deep expertise in commercial HVAC systems, building controls, and central utility plant operations.
  • Ability to assess technical scope, provide HVAC repair and project cost estimates, and interpret operational performance data to guide team priorities.
  • Ability to multitask and simultaneously manage multiple projects.
  • Excellent communication, negotiation, and organizational skills.
  • Strong leadership and team-building skills.
  • Strong knowledge of BMS, PM programs, work-order systems, Microsoft Office, and other industry-related software tools. Ability to read and understand blueprints, schematics, and equipment specifications.


PHYSICAL REQUIREMENTS:
  • Ability to lift 50 lbs and carry tools, equipment, and supplies commonly used in the performance of job functions.
  • Repetitive Motions: Substantial movements of the wrists, hands, and/or fingers.
  • Physical Agility: Capable of climbing ladders, kneeling, stretching, and crawling,
  • Must be able to move around the property, working in various environmental conditions
