We're looking for a Project Manager, Site Selection to own end-to-end coordination of our site acquisition pipeline - from initial market intake through lease execution and handoff to delivery - across multiple concurrent real estate transactions with varying site types. This role sits at the center of a cross-functional process spanning Construction, Engineering/Design, Network Engineering, Finance, Security, Tax, and Legal, and requires someone who can keep a high-volume pipeline moving with precision, flag risk early, and drive deals to close.
Key Responsibilities- Own the site selection project portfolio end to end across multiple active sites simultaneously - from initial intake and market screening through term sheet negotiation, due diligence, internal cross-functional review, deal approval, contract negotiation, and lease execution.
- Coordinate cross-functional site reviews across disciplines (Construction, Engineering/Design, Network, Finance, Security, Tax): assigning owners, defining completion criteria, and holding the line on deadlines.
- Drive due diligence workflows, including document/data reviews, site visits, and go/no-go decision packages, partnering closely with site selection, construction, and operator teams.
- Manage lease negotiation logistics: letter of intent drafting and signature, scope of work development, internal deal approvals, and coordination with external counsel through contract review and execution.
- Maintain a single source of truth for site status, health, target lease signature dates, and portfolio-level reporting to leadership.
- Identify and escalate risk - schedule slippage, unowned workstreams, data discrepancies (e.g., conflicting site addresses or tracker inconsistencies) - before they threaten a deal timeline.
- Coordinate with operators, brokers, and internal stakeholders (Sales, Tax, Legal, Network Engineering, Construction) to keep every function aligned on the same site data and timeline.
- Support tax and incentive analysis by compiling accurate site location data (address, legal description, coordinates, estimated investment value) for internal tax teams and local government partners.
Qualifications- 5+ years of experience in data center site selection, real estate acquisition, infrastructure development, or related commercial real estate, ideally supporting hyperscale, cloud, or AI infrastructure customers.
- Demonstrated experience managing multiple concurrent, high-value real estate transactions from intake through close, with strong attention to accuracy and follow-through.
- Working knowledge of power/utility infrastructure, fiber/carrier availability, zoning and permitting, and regional tax incentive structures.
Compensation$130,000 - $`150,000
Final compensation will vary depending on years of experience, background/skill set, location, and applicable laws.
