Responsibilities
What You’ll Do
Lead scheduling across the project portfolio
- Develop and oversee detailed, resource-loaded critical path method (CPM) schedules using Primavera P6 and SmartPM, connecting sitework, structure, architectural work, MEP systems, controls, and commissioning.
- Partner with project teams and trade partners to establish realistic baselines, validate scope, durations, logic, resources, and contractual milestones, secure owner approval, and preserve baselines for variance tracking.
- Lead schedule reviews and weekly and monthly updates across concurrent projects. Work with field Superintendents to develop three-week look-ahead schedules that connect daily execution with overall project milestones.
- Establish consistent Mission Critical scheduling standards, templates, and reporting practices, and prioritize scheduling support across the portfolio.
Anticipate risks and guide recovery planning
- Assess critical paths, float consumption, and emerging delays to identify risks early and recommend practical mitigation measures.
- Evaluate the effects of scope changes, design revisions, unforeseen conditions, and equipment delays. Perform Time Impact Analyses (TIAs) and delay evaluations to support change orders, claims, and dispute resolution.
- Develop recovery plans, acceleration scenarios, and what-if analyses. Explain tradeoffs in sequencing, resources, and milestones so project leaders can make informed decisions and track corrective actions.
Connect procurement with field execution
- Lead scheduling coordination with trade partners, vendors, procurement teams, and project teams. Challenge assumptions about durations, logic, and resources, and build accountability for schedule commitments.
- Integrate long-lead equipment and owner-furnished, contractor-installed (OFCI) deliveries—including generators, switchgear, UPS systems, chillers, and cooling towers—with installation and startup activities.
- Coordinate commissioning and turnover milestones with commissioning agents, owners’ representatives, utilities, and vendors to support a clear path to project completion.
Make schedule information useful
- Prepare clear schedule narratives and visuals, including milestone charts, S-curves, and logic diagrams, that explain progress, critical paths, upcoming risks, and earned value where applicable.
- Present findings and recommendations to project teams, executives, owners, and hyperscale or colocation client representatives, highlighting decisions and support needed.
- Maintain schedule change logs that document baseline revisions, logic changes, and owner-directed modifications, including supporting rationale and approvals.
Shape execution strategies from the start
- Develop proposal, bid, and preliminary CPM schedules and narratives in partnership with pursuit and preconstruction teams.
- Evaluate milestone feasibility, procurement constraints, phasing, and commissioning requirements. Contribute to constructability reviews and sequencing workshops to strengthen delivery plans.
- Review contractual scheduling requirements and identify obligations and risks during contract negotiations.
Develop scheduling talent
- Mentor Schedulers and Junior Schedulers in CPM development, construction sequencing, critical path analysis, reporting, and project coordination.
- Review schedules and analyses, provide practical feedback, and help schedulers resolve challenges, prioritize work, and build technical confidence.
Qualifications
What You Bring
- 7–10 years of construction scheduling experience on large-scale industrial or mission-critical projects.
- A bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering, or a related field, or equivalent relevant experience.
- Expert proficiency in Oracle Primavera P6, with experience developing and overseeing resource-loaded CPM schedules through construction, commissioning, and owner turnover.
- Strong knowledge of construction sequencing, trade interdependencies, procurement constraints, vendor activities, and OFCI coordination.
- Working familiarity with data center power, cooling, controls, and cabling systems—including generators, UPS, ATS/STS, switchgear, chillers, cooling towers, CRAH/CRAC units, and BMS/DCIM—sufficient to evaluate sequencing and interdependencies.
- Proficiency in Bluebeam Revu, working knowledge of Procore or similar construction management platforms, and advanced Excel skills for data exports, pivot analyses, and earned value tracking.
- Strong analytical, facilitation, relationship-building, and mentoring skills, with the ability to communicate complex schedule information clearly in English, both verbally and in writing.
- The ability to manage competing priorities across multiple projects, follow through on commitments, and make sound recommendations.
- A collaborative approach that helps create a culture of inclusion and belonging, with curiosity, humility, and respect for different perspectives.
Experience That Will Help You Stand Out
- Direct scheduling experience on data centers, semiconductor facilities, pharmaceutical facilities, or similarly complex MEP-intensive projects is strongly preferred.
- Proficiency in SmartPM and Microsoft Project.
- Experience with BIM-based 4D scheduling and integration with Autodesk Construction Cloud or similar platforms.
- Familiarity with Lean construction planning, including the Last Planner System.
