Overview

Senior Project Manager, Construction & Corporate Real Estate (TBC) is responsible for managing and optimizing AtkinsRéalis' Nuclear sector real estate portfolio across Canada while leading the planning and execution of real estate, construction, renovation, and workplace transformation projects. This role ensures alignment with corporate strategy, cost efficiency, operational requirements, and workplace experience while navigating regional market conditions and regulatory requirements. The position oversees the full lifecycle of real estate and construction projects, including site selection, planning, design, budgeting, procurement, construction, and project delivery. It partners closely with internal stakeholders and external service providers to deliver effective real estate, capital project, and workplace solutions that support the sector's business objectives.

Your role

Project & Construction Management:
  • Lead or support real estate projects including relocations, renovations, construction and workplace transformations.
  • Collaborate on project design and optimization.
  • Support land acquisition and development processes.
  • Manage tendering processes and contracts with contractors and suppliers.
  • Develop and monitor schedules, budgets, and performance indicators.
  • Identify risks and implement mitigation strategies.
  • Coordinate cross-functional teams (IT, HR, Facilities, Finance and other stakeholders) to execute projects successfully.

Vendor & Facilities Oversight:
  • Manage relationships with landlords, property managers, facility service providers, and consultants.
  • Oversee third-party facilities management teams to ensure service delivery excellence.
  • Ensure vendor compliance with contracts, service levels, and Canadian regulatory standards.

Compliance, Risk & Regulatory Management:
  • Ensure compliance with Canadian federal, provincial, and local regulations (e.g., health & safety, accessibility standards, environmental considerations).
  • Support ESG and sustainability initiatives aligned with corporate goals (e.g., energy efficiency, LEED certifications).
  • Identify and mitigate real estate-related risks across the portfolio.

Financial Management:
  • Develop and manage Canadian real estate operating and capital budgets.
  • Monitor lease costs, operating expenses (including CAM/TMI), and capital investments.
  • Identify cost-saving opportunities and drive portfolio optimization initiatives.
  • Prepare forecasts, variance analyses, and financial reports.

Workplace Strategy & Planning:
  • Support implementation of workplace strategies tailored to regional workforce needs.
  • Coordinate space planning, workplace design, and occupancy optimization initiatives.
  • Collaborate with HR and business leaders to align real estate solutions with talent and business strategies.

Communication and Coordination:
  • Act as the main point of contact for internal and external stakeholders.
  • Prepare progress reports for senior management.
  • Lead coordination meetings and facilitate key decision - making.

National Portfolio Management:
  • Manage a portfolio of leased and owned properties across Canada (mostly office and industrial portfolio).
  • Maintain oversight of lease obligations, critical dates, and compliance requirements.
  • Track and report on portfolio performance, including occupancy costs, utilization, and efficiencies.
  • Ensure accurate data management within real estate systems and databases.


About you

  • Bachelor's degree in construction management, Project Management, , Engineering or a related field.
  • PMP (Project Management Professional) certification or equivalent is strongly preferred.
  • Professional real estate designations (CPM, RPA, FMA, AACI, or equivalent) are considered an asset.
  • LEED, WELL, or other sustainability-related certifications are an asset.
  • Minimum of 8 - 10 years of progressive experience in project management, construction management, or a related field.
  • Experience managing capital and operating budgets, including CAPEX and OPEX.
  • Experience with vendor procurement, RFP processes, contract negotiations, and supplier relationship management.
  • Experience overseeing third-party property management and facilities management providers.
  • Demonstrated experience leading real estate and construction projects, including:
    • New construction projects.
    • Office and industrial fit-outs.
    • Major renovations.
    • Relocations and consolidations.
    • Workplace transformation initiatives.

Skills & Competencies:
  • Experience managing consultants, architects, engineers, contractors, and construction vendors.
  • Strong project/construction management capabilities with expertise in planning, budgeting, scheduling, execution, and reporting.
  • Strong project management expertise with ability to manage competing priorities.
  • Knowledge of design, construction, renovation, and workplace development processes.
  • Knowledge of procurement and tendering processes.
  • Ability to identify, assess, and mitigate project risks.
  • Data-driven decision-making with proficiency in real estate platforms, MS Office & IA Tools.
  • Excellent stakeholder management and negotiation skills.
  • Strong communication skills; bilingual (English/French) is a strong asset.

Additional information

Expected compensation for this role is (between Pay Range $125,040 - $171,930 annually) (Only Applicable to Ontario). Base salaries are determined according to several parameters like skills, experience, and potential impact on the role. Internal and external competitiveness are also taken into account in our offers.
