OverviewSenior Paid Media Manager in its headquarters in Saratoga Springs, NY.
ResponsibilitiesSearch Engine Marketing (SEM)- Lead the development, execution, and optimization of Search Engine Marketing (SEM) strategies across Google Ads and Microsoft Ads to drive qualified leads, reservations, and rentals.
- Manage and optimize paid search campaigns including brand, non-brand, competitor, local, and storage-specific keyword initiatives.
- Conduct ongoing keyword research, search query analysis, and negative keyword management to improve traffic quality and campaign efficiency.
- Develop and refine bidding strategies, audience targeting, ad extensions, and campaign structures to maximize conversion performance.
- Monitor impression share, quality score, click-through rate (CTR), conversion rate (CVR), cost per lead (CPL), and cost per rental (CPR) to identify optimization opportunities.
- Create and test ad copy, landing page experiences, and conversion-focused messaging to improve search performance.
- Analyze local market trends, competitor activity, and search demand to identify growth opportunities across individual facilities and regions.
- Partner with SEO and Web Development teams to align paid and organic search strategies, improve landing page performance, and maximize search visibility.
- Manage campaign budgets and forecasting to ensure efficient allocation of media spend while achieving occupancy and revenue goals.
- Stay current on search engine marketing best practices, platform updates, AI-powered bidding technologies, and industry trends to maintain a competitive advantage.
Campaign Management- Own and manage paid media campaigns across channels including, Google, Microsoft, Meta, LinkedIn, Apple Search Ads, ChatGPT and programmatic networks.
- Manage strategy and buying on storage aggregator site Sparefoot.com
- Allocate and optimize budget to maximize lead generation, rentals and return on ad spend
- Develop and iterate on creative strategy in partnership with design and content teams
- Manage end to end campaign development including performance tracking and post-campaign analysis.
- Set campaign goals and objectives, determine KPIs and measurements for success.
Analytics & Reporting- Define, track, and report on key acquisition KPIs across platforms.
- Monitor campaign performance and deliver actionable insights to refine messaging, targeting, and segmentation for continuous improvement and optimization.
- Build dashboards and reporting frameworks to give real-time visibility into channel performance
- Continuously test and refine channel mix, targeting, messaging, creative, channels and campaign tactics.
Cross-Functional Collaboration- Work closely with internal marketing colleagues (Marketing Operations, Content, Creative), agency partners, and the Operations team to align on overall strategy, objectives and project plans.
- Partner with key stakeholders to understand PGH business objectives and translate them into integrated marketing strategies.
- Communicate campaign performance and strategic recommendations clearly to leadership. Stay ahead of industry trends, platform changes, and competitor strategies.
- Synthesize data from multiple sources - including a daily performance summary, paid platforms and web analytics, blending inputs into a unified weekly reporting suite to surface cross-channel insights.
Qualifications- Bachelor's degree in marketing, business, economics, or a related field.
- At least 8 years of experience in performance marketing, user acquisition, or growth marketing with proven track record of scaling paid acquisition campaigns with measurable ROI
- Deep familiarity with major ad and web analytics platforms - Google Ads, Meta Ads, LinkedIn, Google Analytics 4 (GA4), Google Tag Manager (GTM), Google Search Console, Microsoft Clarity, Crazy Egg or Hotjar.
- Proficiency in reporting tools - Looker Studio, Power Business Intelligence, Tableau
- Strong analytical skills with proficiency in Excel or Google Sheets; SQL or Python experience is a plus
- Experience with call tracking and attribution tools - Call Rail, Invoca.
- Proven track record of scaling paid acquisition campaigns with measurable ROI
- Strong analytical ability - able to interpret data and translate into insights.
- Excellent stakeholder communication and presentation skills.
- Experience in commercial real estate industry or multi-location businesses.
- Work on-site at Saratoga Springs home office location.
