Role Scope- Own the civil engineering workstream across a multi-site development portfolio from site screening through permitting and construction completion.
- Lead civil due diligence for greenfield and conversion sites: topography, drainage, utilities, soils, floodplain, and environmental constraints, flagging fatal flaws and cost risks during site selection.
- Develop and maintain the civil basis of design, master specs, and standard drawings, and establish grading strategies, earthwork balance, and cut/fill sequences for large campus developments.
- Structure phased delivery with early work packages (mass grading, site utilities, enablement) to accelerate the critical path.
- Lead civil permitting strategy across jurisdictions: land disturbance, NPDES/SWPPP, floodplain (CLOMR/LOMR), environmental, and utility permits.
- Manage external civil consultants from schematic through IFC and coordinate civil scope with structural, MEP, fiber, and architectural teams.
What We're Looking ForThe below is a starting point. We always make space for exceptional people, so if you don't fit this role exactly, tell us where you would.- You've owned civil engineering on large-scale site development (data centers, industrial, logistics, or power infrastructure), ideally owner/developer-side.
- You've directed external civil consultants and managed design deliverable quality through IFC.
- You know grading, earthwork, stormwater, and site utility design cold, plus NPDES and floodplain (FEMA/CLOMR/LOMR) permitting.
- You've identified civil fatal flaws and quantified cost risk during site selection, not just executed design after the site was chosen.
- You've coordinated geotechnical investigations and interpreted boring programs into design actions.
- Bonus: PE license. Hyperscale or energy infrastructure development. Expansive clay, karst, or high water table conditions. MISO/utility interconnection civil coordination. AutoCAD Civil 3D and GIS.
