The Project Manager is responsible for leading high-end custom residential construction projects from pre-construction through closeout. This role is intended for an experienced, self-sufficient leader who can step into projects with minimal onboarding and immediately take ownership of execution, performance, and outcomes.
The ideal candidate is comfortable working independently, making informed decisions in real time, and navigating complex or remote project conditions without relying on heavy structure or oversight. They bring a strong command of construction, logistics, and team coordination, and consistently deliver projects with clarity, control, and accountability.
Key Responsibilities-
Project Leadership & Execution
· Lead all phases of construction from pre-construction through project closeout with minimal oversight
· Take full ownership of project performance including schedule, budget, and quality
· Work directly with Superintendents to drive daily progress and maintain alignment in the field
· Make decisions in real time and solve problems without escalation when appropriate
· Maintain forward momentum in complex or logistically challenging environments
Scheduling & Coordination
· Develop and manage detailed project schedules from start to finish
· Coordinate subcontractors, vendors, and labor to maintain schedule targets
· Anticipate risks and proactively adjust sequencing to avoid delays
· Manage multiple projects and shifting priorities without loss of control
Budgeting & Cost Control
· Develop, track, and manage project budgets across all phases
· Monitor costs, forecast outcomes, and identify risks early
· Manage change orders with clear documentation and client communication
· Maintain financial accountability with minimal oversight
Procurement & Logistics
· Lead procurement planning including long-lead items and critical materials
· Coordinate deliveries and vendor timelines, especially in constrained or remote locations
· Align materials and labor with project schedule and sequencing
Subcontractor & Field Management
· Directly manage subcontractors in active jobsite environments
· Set clear expectations for scope, quality, and timelines
· Maintain strong working relationships with field teams and trade partners
Client & Team Communication
· Serve as the primary point of contact for clients and architects
· Provide clear, direct, and consistent updates on schedule, budget, and progress
· Lead project meetings and maintain alignment across all stakeholders
· Communicate issues early and present practical, solutions-oriented paths forward
Closeout
· Manage all aspects of project closeout including punch list, documentation, and turnover
· Ensure a smooth and professional transition to the client
· Support post-project follow-up and warranty coordination as needed
Qualifications
· 5+ years of recent consecutive experience managing high-end, single-family custom residential construction projects
· Proven ability to run projects independently from pre-construction through closeout with minimal training or oversight
· Experience managing projects in remote or logistically challenging environments
· Strong knowledge of construction sequencing, building systems, and high-end residential detailing
· Demonstrated ability to solve problems in the field and maintain project momentum
· Experience coordinating directly with Superintendents, subcontractors, and vendors
· Strong budgeting, forecasting, and change order management experience
· Ability to manage multiple projects and shifting priorities effectively
· Experience with procurement planning and long-lead item coordination
· Practical, solutions-first mindset with a high level of accountability
· Clear and direct communicator with clients, architects, and internal teams
· Proficient in construction management software (CoConstruct, Bluebeam)
· Willing and able to travel to and work in remote jobsite locations as required
**This position may require regular travel to the San Juan Islands or Methow Valley.
