YOUR ROLE AND IMPACT Our Maintenance and Renovations Team is looking for a
Regional Project Manager! This role will support our Neighborhoods with capital and renovation projects, provide guidance on large scale maintenance challenges, and support on-going programs to ensure that our Neighborhoods are well taken care of.
- Project Management - You will oversee capital and renovation projects from the development of work scopes, obtaining RFPs to assistance with bid analysis and negotiation. You will coordinate with contractors, manage work schedules, and monitor overall project progress.
- Budgets - You are also responsible for assisting with the development of capital budgets and five-year forecasts, collaborating with onsite staff, Regional Project Managers, the Director of Facilities & Maintenance and the Portfolio Manager.
- Daily Operations - You must be able to appraise any damage or problems that arise at our Neighborhoods, determine the ability of the in-house crew to remedy the problem, and hire outside contractors when needed. You are responsible for the solicitation of outside vendor bids, establishing detailed work scope, and appraising those bids for quality, and providing the final recommendations.
- Environmental Programs - You will oversee property environmental programs such as asbestos, LBP, and mold response policies. You will also be involved with service contractors, including monitoring compliance with contract agreements and monitoring liability exposures.
- Leadership - You will be responsible for demonstrating leadership skills and inspiring confidence in the staff while also establishing positive relationships with vendors and the Neighborhood staff. You will provide support and training to onsite Maintenance Supervisors and teams for site-specific concerns as well as participate in making hiring recommendations.

JOB QUALIFICATIONS- Experience - Must have a minimum of three years experience as a Maintenance Supervisor or Construction related projects. A background in maintenance and construction is required.
- Education - A High school diploma or general education degree (GED) and must have minimum three certificates from related institutions reflecting completion of maintenance related courses, such as BOMA, IREM and/or vocational programs, or four or more years inter-company experience.
- Safety - Working knowledge of federal, state and local governing laws, and the ability to successfully interact with city building officials and professional engineers. You are also responsible for knowledge of, and participation in, company safety policies and completing routine Neighborhood inspections.

The provided salary range is based on a number of factors, including location, job-related skills, experience and qualifications.
Compensation- Pay Range: $109,000.00 to $142,900.00 per year
