Responsibilities

  • Prepare and review technical reports following ASTM standards.

Full Job Description
Geo-Technology Associates, Inc. (GTA) is seeking an experienced Property Condition Assessment (PCA) Manager to join our Baltimore office. This position is ideal for a professional with 5-10 years of experience conducting and managing Property Condition Assessments (PCAs), Property Condition Needs Assessments (PCNAs), and environmental due diligence projects for commercial real estate clients.
Responsibilities
  • Conduct and manage Property Condition Assessments (PCAs) and Property Condition Needs Assessments (PCNAs)
  • Evaluate commercial building systems, including site improvements, structural systems, building envelope, and MEP systems
  • Identify deficiencies and develop repair recommendations with associated cost estimates
  • Prepare and review technical reports in accordance with ASTM standards
  • Manage multiple projects while maintaining quality and schedule commitments
  • Support clients including lenders, investors, property owners, and developers
Preferred Experience
  • Phase I Environmental Site Assessments (ESA)
  • Phase II Environmental Site Assessments (ESA)
  • Construction Loan Monitoring (CLM)
  • Facility Condition Assessments
  • Building systems expertise in Building Envelope, MEP, Fire & Life Safety, or ADA/FHAA Compliance
  • Certifications such as PE, RA, RRC, or RWC are a plus

Requirements
  • Bachelor's degree in Architecture, Civil Engineering, Construction Management, Building Science, or related field
  • 5-10 years of PCA/PCNA, building assessment, or due diligence consulting experience
  • Strong understanding of commercial building systems and cost estimating
  • Excellent technical writing, project management, and client communication skills
