5+ years of Project Management experience in commercial mechanical construction
Bachelor's degree in Construction Management, Mechanical Engineering, or related field preferred
Proven track record of delivering projects on time and within budget
Strong grasp of project financials, including budgets and cost management
OSHA 10 certification required; OSHA 30 preferred
Proficiency in Microsoft Project, Office, and Excel

About the Position
Our client is seeking an experienced Project Manager to lead commercial mechanical construction projects from initial estimate turnover through final closeout.
The Project Manager will have direct responsibility for project financial performance, scheduling, quality, safety, client relationships, and profitability. The ideal candidate will have broad mechanical construction experience across HVAC, plumbing, piping, and sheet metal. Candidates with strong expertise in a single mechanical trade will also be considered.
This position offers the opportunity to manage technically sophisticated projects while working closely with owners, general contractors, engineers, field leadership, subcontractors, and internal teams.
Key Responsibilities
Manage multiple commercial mechanical projects from preconstruction through closeout.
Lead estimate turnover meetings and review contract documents, scope, assumptions, and project budgets.
Establish project budgets, labor and material cost codes, and billing schedules.
Develop and maintain project schedules while coordinating manpower requirements with Superintendents and Foremen.
Manage equipment, material, and subcontractor procurement and buyout.
Negotiate with vendors and subcontractors and issue purchase orders and subcontracts.
Manage the RFI, submittal, and change-order processes, including pricing, documentation, and approval.
Own project financials, including cost reports, cost-to-complete forecasts, and margin protection.
Prepare accurate monthly pay applications and manage project receivables and cash flow.
Collaborate with owners, general contractors, architects, and engineers to resolve design conflicts and maintain project momentum.
Conduct regular jobsite visits and ensure work meets applicable codes, specifications, quality standards, and safety requirements.
Obtain required permits and maintain compliance with applicable regulations.
Identify project risks early and develop effective mitigation and contingency plans.
Lead and mentor Assistant Project Managers, Superintendents, Foremen, and field personnel.
Manage project closeout, including punch lists, owner training, O&M manuals, as-built documentation, warranties, and final billing.
Identify upcoming project opportunities and support business development initiatives.
Requirements
5+ years of Project Management experience in commercial mechanical construction.
Bachelor's degree in Construction Management, Mechanical Engineering, or a related field preferred; equivalent education and experience will be considered.
Demonstrated success delivering projects on schedule and within budget while protecting profitability.
Strong understanding of project financials, including budgets, job cost, cost-to-complete forecasting, change orders, billing, and margin management.
