Full Job Description
Project Manager II - Education Construction

Williams Company is seeking an experienced Construction Project Manager to lead major K-12 and higher-education projects throughout the Tampa market.

This position is ideal for a proven project leader who has successfully delivered several high-dollar, large-square-foot educational facilities-from greenfield development and preconstruction through final closeout. You will take full ownership of project performance while building trusted relationships with school districts, higher-education clients, design partners, subcontractors, and internal teams.
What You'll Do
  • Lead complex, ground-up K-12 and higher-education construction projects from preconstruction through closeout.
  • Manage project budgets, forecasting, billing, contingencies, and change orders.
  • Develop and maintain CPM schedules, logistics plans, procurement strategies, and performance benchmarks.
  • Direct subcontractor buyout, contract negotiations, scope coordination, and compliance.
  • Partner closely with Superintendents to align field operations, staffing, sequencing, safety, and quality.
  • Lead owner, architect, subcontractor, and internal project meetings.
  • Identify risks early and resolve design, scope, cost, logistics, and scheduling challenges.
  • Maintain accurate project documentation and ensure timely completion of all closeout requirements.
  • Serve as the primary client contact and build relationships that support repeat business.
  • Mentor project engineers, assistant project managers, and other junior team members.
What We're Looking For
  • Approximately eight or more years of construction management experience.
  • Demonstrated success completing several large, high-value K-12 or higher-education construction projects.
  • Full project lifecycle experience, including greenfield development, preconstruction, procurement, construction, commissioning, and closeout.
  • Advanced knowledge of construction contracts, project financials, scheduling, sequencing, risk management, and change management.
  • Strong leadership, communication, negotiation, and problem-solving skills.
  • Proficiency with Procore and scheduling and construction technology such as P6, Microsoft Project, Bluebeam, and Microsoft Office.
  • OSHA 30 certification or the ability to obtain it within 12 months.
  • Valid driver's license and ability to travel based on project needs.
