JOB DESCRIPTION

The Project Manager is HBC's frontline manager in the goal of maintaining a high-performing and values-aligned culture. The Project Manager is responsible for the conduct, completion, and success of all assigned projects. He or she is responsible for budgets, bids, contracts, schedule and quality control; support staff development, client retention, and project close-out, properly and professionally representing HBC. This is an exempt position as defined by the Fair Labor Standards Act.

ROUTINE DUTIES & RESPONSIBILITIES
  1. Manage the productive output and policy adherence of project support staff.
  2. Actively work at the continuous coaching and development of project support staff.
  3. Maintain public relations and client satisfaction for long-term reputation and client retention.
  4. Respond to client RFP's and generate on-time and fiscally responsible budgets and bids.
  5. Evaluate project requirements and develop project strategies surrounding labor harmony, scheduling, and constructibility.
  6. Create and update project schedules with Project Superintendents.
  7. Negotiate fair and equitable client contracts and subcontracts.
  8. Ensure the issuance of preliminary information and notices.
  9. Generate accounting worksheets, purchase orders, and subcontracts.
  10. Maintain cost control logs, and issue client change estimates, and change orders for revised scope.
  11. Ensure that weekly client meetings occur for each project to provide timely information to clients to ensure decisions can be made to support the project and planned completion.
  12. Issue meeting minutes in a timely manner for each project.
  13. Manage the generation and tracking of solution-oriented RFI's.
  14. Manage the generation and tracking of mock-ups, material submittals, and long-lead tracking logs.

WORKING CONDITIONS & PHYSICAL DEMANDS
  1. The Project Manager may routinely sit or stand for long periods of time performing normal duties and/or interacting with coworkers and clients at meetings and events.
  2. The Project Manager may routinely work on repetitive tasks and in front of a computer screen, which may strain the eyes of certain individuals, cause chronic joint discomfort, and related issues. Care should be taken to avoid eye strain, headaches, fatigue, carpal tunnel, and related syndromes.
  3. The Project Manager will routinely visit active construction sites and must use caution, including the use of appropriate Personal Protective Equipment (PPE) at all times.


Requirements

MINIMUM QUALIFICATIONS AND/OR EQUIVALENTS
  1. At least five (5) years of experience as a project manager or equivalent position on commercial construction projects.
  2. A Bachelor's degree or equivalent knowledge in construction management, business administration, and/or related fields of study.
  3. Ability to read architectural and engineered plans and specifications.
  4. Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements.
  5. Full understanding of accounting systems, budgets, financial reporting, prime contracts, subcontracts, lien processes, releases, notices, county recordings, legal requirements and constraints; AIA documents, invoicing requirements, and related documents.
  6. Precise working knowledge of Microsoft Project, Excel, Word, Outlook, Adobe, Bluebeam, and project management software.
  7. LEED or similar accreditation preferred.
