Full Job Description
Project Manager - Asphalt & Concrete

Byrne & Jones Construction is seeking an experienced Project Manager to lead asphalt and concrete construction projects in the Nashville market. This role will have primary responsibility for managing projects from preconstruction and turnover through final completion, with a strong focus on safety, planning, schedule, cost, quality, client relationships, and overall project execution.

The ideal candidate may come from either a specialty contractor or general contractor background and will be comfortable managing the more complex administrative, coordination, and planning requirements associated with projects performed for general contractors and sophisticated commercial clients.

This is primarily a project management position. Estimating and preconstruction experience are valuable, and the Project Manager will participate in estimating, scope review, and project pursuit activities as needed, but the primary responsibility is successful execution of awarded work.

Key Responsibilities:
  • Project Management: Take ownership of asphalt and concrete projects from preconstruction and turnover through closeout, ensuring projects are completed safely, on schedule, within budget, and in accordance with contract requirements.
  • Project Planning & Execution: Develop and lead comprehensive project execution plans, including project sequencing, site logistics, phasing, access, manpower and equipment requirements, subcontractor coordination, material procurement, and other considerations necessary for successful field execution.
  • Safety Planning: Work closely with field leadership and the company's safety team to develop project-specific safety plans and ensure safety requirements are incorporated into project planning and execution.
  • Contract & Administrative Management: Own the overall project administration process and ensure contract requirements, submittals, RFIs, change documentation, project correspondence, meeting documentation, schedules, and closeout requirements are managed accurately and on time. Coordinate with project engineering and administrative support resources to ensure these processes are executed effectively.
  • General Contractor Coordination: Serve as Byrne & Jones' primary project-level representative with general contractors, owners, construction managers, designers, and other project stakeholders. Understand upstream project requirements and proactively coordinate Byrne & Jones' work with the overall project schedule and other trades.
  • Schedule Management: Develop, maintain, and communicate project schedules and short-term work plans. Identify schedule risks early and coordinate resources and corrective actions necessary to maintain project commitments.
  • Financial Management: Manage project budgets, cost projections, production performance, billing, change orders, and overall project profitability. Understand the financial status of assigned projects and proactively address cost or production issues.
  • Field & Team Coordination: Partner closely with superintendents, foremen, project engineers, estimators, subcontractors, suppliers, and internal operations teams to translate project requirements into effective field execution.
  • Change Management: Identify changes in scope or conditions, ensure proper and timely notice, develop and support pricing, and manage change orders through resolution.
  • Quality Management: Understand project plans, specifications, and quality requirements and work with field teams to ensure asphalt and concrete work meets Byrne & Jones standards and contractual requirements.
  • Client Relationships: Build strong relationships with general contractors, owners, and other clients through communication, responsiveness, problem solving, and reliable project delivery. Look beyond the individual project to help develop long-term client relationships and repeat business.
  • Preconstruction & Estimating Support: Participate in constructability reviews, scope development, quantity takeoffs, estimating, pricing, and project pursuits as needed. Provide operations and execution insight to help ensure projects are properly scoped, planned, and priced before award.
  • Problem Solving & Risk Management: Anticipate project risks, identify issues early, and lead the team in developing practical solutions that protect safety, schedule, quality, client relationships, and profitability.

What You Bring to the Table
  • Experience: 5+ years of construction project management experience, preferably managing commercial, civil, sitework, asphalt, concrete, or other self-perform construction.
  • GC or Specialty Contractor Experience: Experience working for a general contractor, construction manager, civil contractor, or specialty contractor on projects requiring formal project controls and coordination is strongly preferred.
  • Project Administration: Strong understanding of construction project management processes, including contracts, submittals, RFIs, schedules, change management, documentation, project meetings, and closeout.
  • Field Understanding: Ability to understand construction means and methods and effectively collaborate with field leadership to develop practical logistics, phasing, safety, and execution plans.
  • Financial Acumen: Ability to understand project budgets, production, cost-to-complete forecasting, change orders, and project profitability.
  • Communication & Leadership: Strong written and verbal communication skills with the ability to lead project teams and represent Byrne & Jones effectively with general contractors, owners, designers, and other stakeholders.
  • Technical Skills: Ability to read and understand plans, specifications, contracts, and project schedules. Experience with construction project management and estimating software is preferred.
  • Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred. Relevant construction experience may be considered in lieu of a degree.
