Responsibilities

  • Solicit and evaluate subcontractor and vendor proposals for comprehensive scope coverage
  • Build and maintain relationships with subcontractors, vendors, clients, and design partners

  • Identify project risks concerning occupied renovations, scheduling, and procurement

Position Description

The Preconstruction Manager will work with a group of talented professionals that support our executive team, business developers, operational leaders, and project teams in a dynamic and fast-paced environment. The Preconstruction Manager will possess strong conceptual estimating, organizational and communication skills; a "can do" attitude; and the ability to service multiple projects and clients on a regular basis. The ideal candidate will be responsible for creating and implementing project and bid strategies.

Principle Responsibilities:

  • Review, interpret, and accurately estimate project scope from construction documents for commercial interior renovation and tenant improvement projects.
  • Prepare quantity take-offs and conceptual estimates throughout the design process.
  • Develop budgets, cost estimates, and value engineering recommendations to support project success.
  • Solicit, evaluate, and level subcontractor and vendor proposals to ensure complete scope coverage.
  • Build and maintain strong relationships with subcontractors, vendors, clients, and design partners.
  • Participate in client meetings, design reviews, and bid strategy discussions.
  • Identify project risks related to occupied renovations, phasing, scheduling, and procurement.
  • Maintain historical cost data and estimating documentation.
  • Support operations with subcontractor scopes, purchasing, and change order pricing.
  • Perform other duties as assigned by the Director of Preconstruction.

Position Requirements

Qualifications:

    • College degree in relevant industry or equivalent work experience.
    • Solid knowledge of On-Screen take-off software or similar.
    • Seven to ten years of experience in building estimating with a general contractor or construction manager.
    • Previous experience with interior fit-out projects is preferred.
    • Experience must include privately negotiated and GMP contract delivery methods.
    • Excellent written and verbal communications skills.
    • Ability to work on several projects at the same time.
    • Strong organizational skills.
