RCS Construction, with offices in Celina & Piqua, OH is seeking an experienced and detail-oriented Preconstruction Manager to lead and coordinate the preconstruction process for commercial construction projects. This individual will be responsible for developing accurate project estimates, coordinating bids, evaluating project requirements, and working closely with leadership, project managers, subcontractors and clients to ensure projects are properly planned, competitively priced and positioned for successful execution.
Duties/Responsibilities:- Manage the preconstruction process from initial project evaluation through estimating, bidding and project turnover.
- Prepare and review detailed cost estimates, budget, quantity takeoffs and bid proposals.
- Review construction drawings, specifications, and project documents to identify scope, costs, risks and opportunities.
- Solicit, evaluate, and coordinate subcontractor and supplier bids to ensure competitive and accurate pricing.
- Identify value engineering opportunities and recommend cost-effective construction solutions.
- Collaborate with clients, architects, engineers, and internal teams throughout project development.
- Assist with project scheduling, constructability reviews and preliminary planning.
- Lead bid reviews and ensure proposals are complete, accurate, and submitted on time.
- Coordinate a thorough transition of awarded projects to project management and field operations.
- Maintain relationships with subcontractors, suppliers and industry partners.
- Maintain relationships with existing clients while also evaluating and building new opportunities.
- Performs other related duties as assigned and as needed.
Qualifications & Experience: - Previous experience in commercial construction estimating, preconstruction, project management, or a related role.
- Strong understanding of construction methods, materials, costs and project sequencing.
- Ability to read and interpret construction drawings, specifications and bid documents.
- Proficiency with estimating software and construction management technology.
- Strong organizational, analytical, communication and negotiation skills.
- Ability to manage multiple projects, priorities and deadlines.
