About the Role- The Portfolio Maintenance Manager runs day-to-day maintenance execution across the ArtHaus portfolio, approximately 2,500 units and growing: work priorities across every pod, the Service Managers who supervise the Technicians and Porters on site, the Maintenance Coordinators' dispatch queue, turn delivery against the 5-day standard, and spend inside a defined authority. The President sets the work order standard, SLAs, structure, and capital priorities and approves the maintenance budget and vendor contracts; this seat builds the turn standard, the preventive maintenance program, the vendor strategy, and the annual maintenance budget, is accountable for safety and code compliance, supports hiring for the team, makes all of it happen every day, and directly supervises the Service Managers. ArtHaus currently carries roughly 400 open work orders on any given day with technicians spread across 40 properties, and this role exists to bring that queue under control, keep every technician productive, and give the Regional Managers one person who can say what maintenance is doing today.
