What you will do

PGIM Real Estate's Originations team engages in all aspects of the loan origination process. As an Investment Associate on the Mid-Atlantic/Florida Loan Originations Team you would be responsible for helping to facilitate the originations of multifamily and commercial real estate debt investments for PGIM's wide variety of capital sources including general account, separate accounts, core plus debt fund, structured debt strategies, Fannie Mae, Freddie Mac, and FHA.

We are looking for an astute, determined professional like you to fulfill a critical position supporting our Debt originations business. The successful candidate will assist the Loan Officer in all aspects of the loan origination process. This position will be based in Atlanta, Georgia.

What you can expect
  • Conduct financial modeling to evaluate potential new investment opportunities for a variety of different strategies (core, core plus, and high yield).
  • Assist with all aspects of the loan origination process, including the modeling and evaluation of new investment opportunities, sensitivity analysis, analysis of the risks and mitigating factors of potential investments, due-diligence review, preparation of authorization memos, and loan closing.
  • Interface with external parties including leasing/sales brokers, property managers, joint venture partners, and legal counsel.
  • Provide analytical support on a wide variety of assignments including market research, review of property operating statements, cash flow modeling, property valuation, borrower credit review, and preparation of loan briefs for investment committee approval.
  • Assist senior members of the team with initial structuring, underwriting, closing, and asset management.
  • Interact professionally with internal credit, legal and loan origination personnel and externally with borrowers, third-party service providers, rating agencies and bond investors.
  • Interact with existing and prospective borrowers, intermediaries, industry peers and the legal community on deals.
  • Develop expertise in all PGIM systems necessary for the originations process, i.e., Salesforce, Omnia, Loan Connect, etc.

What you will bring
  • Bachelor's degree in finance, Economics, or Real Estate majors preferred.
  • 3-5 or more years' experience in the real estate and/or finance field
  • Strong quantitative skills and demonstrated analytical ability.
  • Demonstrated interest in capital markets and commercial real estate.
  • Strong organizational skills and attention to detail with the ability to manage multiple projects simultaneously.
  • A credit mindset and the ability to review, structure and underwrite loans to mitigate risks corresponding to the needs of PGIM's various capital sources.
  • Excellent organizational skills and attention to detail with ability to manage multiple projects simultaneously.
  • Outstanding written, oral communication, and interpersonal skills.
  • Ability to work both independently and as an integral member of a team.
  • Proficiency in MS Office applications, (Excel, Word, Copilot, and PowerPoint) required.

Note: Prudential is required by state specific laws to include the salary range for this role when hiring a resident in applicable locations. The salary range for this role is from $115,000 to $125,000. Specific pricing for the role may vary within the above range based on many factors including geographic location, candidate experience, and skills. Roles may also be eligible for additional compensation and/or benefits.
