Overview:
Join a team responsible for the management, surveillance, and risk administration of a $7.5 billion commercial mortgage loan portfolio. In this role, you'll perform financial analysis, evaluate servicing and compliance matters, collaborate with internal and external partners, and recommend actions that support portfolio performance and departmental objectives.
Key Responsibilities:
Commercial Loan Portfolio Servicing
- Monitors assigned commercial loans for performance, covenant compliance, maturities, insurance requirements, servicing activity, and other portfolio risks.
- Performs ongoing surveillance of existing holdings and contributes analysis and observations to monthly portfolio reviews.
- Conducts annual insurance reviews and follows up on coverage deficiencies or missing documentation.
- Analyzes borrower and correspondent requests and communicates decisions, requirements, and follow-up items within established authority.
- Serves as the business owner when coordinating loan-related matters with the internal legal team and engages other CML partners when additional expertise or approval is required.
- Manages special escrow releases, confirms that required documentation is complete, and verifies that released funds are used for their intended purpose.
- Reviews annual property reports and financial statements, analyzes property and loan performance, and compiles relevant financial metrics for evaluation.
- Maintains complete and current system data, including interested party records and debt-service coverage ratios and loan-to-value ratios.
- Calculates make-whole provisions in accordance with applicable loan documents.
- Proactively follows up through the correspondent network on late payments, delinquent property taxes, insurance deficiencies, and other compliance exceptions. Documents findings and recommends escalation or corrective action when issues remain unresolved.
- Monitors approaching loan maturities and reviews and approves loan payoff statements within established authority.
- Monitors the correspondent servicing network and reviews and summarizes required annual financial statements and compliance documentation.
- Maintains professional relationships with correspondents and delivers timely, high-quality service.
- Researches and responds to audit and accounting requests.
Department and Corporate Initiatives
- Participates in departmental or enterprise working groups that improve client service, portfolio management, and operational processes.
- Collaborates with portfolio management, production, closing, legal, operations, and other internal partners to resolve servicing matters, support portfolio growth, and improve business processes.
- Contributes subject-matter expertise to product development, process design, technology modernization, and data-quality initiatives.
- Identifies and recommends industry practices that strengthen transaction closing, portfolio surveillance, and servicing administration.
- Supports the implementation and adoption of AI tools, technology, and process changes by identifying practical solutions and communicating business requirements.

Qualifications:
- Five or more years of experience in commercial real estate lending, loan servicing, portfolio management, or a closely related field.
- Bachelor’s degree in finance, accounting, real estate, business, or a related field, or an equivalent combination of education, training, and relevant experience.
- Demonstrated ability to interpret and analyze loan documents, financial statements, property reports, servicing agreements, and other technical materials.
- Strong financial analysis, quantitative, and critical-thinking skills, including the ability to evaluate complex commercial real estate transactions.
- Ability to prioritize competing deadlines, manage multiple servicing matters, and exercise sound independent judgment in a changing environment.
- Strong written, verbal, and negotiation skills for effective interaction with internal partners, correspondents, legal counsel, and investors.
- Ability to explain legal and financial concepts clearly and maintain accurate information across applicable systems.
- Proficiency with Microsoft Excel and Microsoft Word; working knowledge of Tableau, Box, or comparable reporting and document-management platforms.

The estimated base pay range for this job is:
$59,400.00 - $109,200.00
Pay may vary depending on job-related factors and individual experience, skills, knowledge, etc. More information on base pay and incentive pay (if applicable) can be discussed with a member of the Securian Financial Talent Acquisition team.
