JOB SUMMARY:

The Marketing Director provides complex marketing support to the Corporate Marketing Team and Property and Asset Management Teams for the property, including developing and implementing professional marketing and community relations programs to maximize the asset by increasing traffic, increasing sales, generating revenue, and improving net operating income for assigned properties. The role is retailer & customer facing, responsible for driving tenant relations.

The role requires that decisions be made with understanding of strategic objectives, Company policies and procedures to achieve established results and deadlines.

ESSENTIAL FUNCTIONS:

  1. Responsible for developing the annual marketing plan in coordination with the VP Marketing & Communications, General Manager, Property Management & Asset Management stakeholders. Responsible for driving annual sales & traffic for the property and supporting leasing and revenue goals.
  2. Researches and analyzes market position. Interprets third party data sources, media rankings, website data, survey results and all other forms of marketing related information.
  3. Drives local vendor relationships, including development of marketing concepts, producing events, brand elements, design marketing materials, and procuring marketing and promotional items. Excellent project management, negotiation, and communication skills required internally and externally.
  4. Responsible for executing the annual media plan, including managing relationships with contracted marketing and media vendors. Conducts bidding process, negotiates prices and selects vendors for needed services.
  5. Develops on-brand marketing collateral and materials to support the centers marketing efforts.
  6. Generates revenue through events, sponsorships, and marketing opportunities on site.
  7. Develop and manage local media relations plans in collaboration with VP Marketing & Communications, inclusive of local public relations support for marketing campaigns, regional programs, new store openings and crisis management.
  8. Assists with overall center aesthetics and operations and reports issues appropriately to ensure best in class results including but not limited to daily center walks and operational functions. Partners with tenants to ensure storefronts are operational and appropriately displayed.
  9. Creates and manages marketing budgets.
  10. Identifies, coordinates, and facilitates promotional events, corporate sponsorships and other marketing efforts to aggressively build monthly traffic.
  11. Responsible for digital marketing efforts & brand presence for the shopping center, including social media content generation, website management, email & SMS marketing, digital review platform management and on-line brand presence.
  12. Supports the Specialty Leasing Team with on-premises paid advertising placements: creates marketing content as filler creative, supports driving incremental sales revenue, and funnels retailer sales
  13. Manages tenant relationships, provides routine marketing guidance and supports to on-property tenants, supporting leasing efforts for prospective tenants, and support the General Manager in retailer engagement efforts such as Communications tools, Retailer Meetings, etc.
  14. Curates the center's Events calendar, responsible for planning & executing marketing events to drive traffic and sales at the shopping center.
  15. Engages with local community stakeholders and organizations to manage the reputation of the shopping center, facilitates community relations, and creates partnership marketing efforts.
  16. Communicate effectively with staff, tenants, public, corporate management, and ownership. Keeps stakeholders apprised of marketing activities and results through periodic reports, financial statements, newsletters, and ongoing correspondence.
  17. Reviews materials to ensure compliance with company standards for use of logo, branding, and other print media requirements.
  18. Supports tenant retention through the development of tenant merchandizing and promotional initiatives.
  19. Responsible for center's annual marketing budget including budget tracking and management
  20. Review post analysis and results for all major marketing initiatives ensuring measurability and quality, sharing results with key stakeholders.
  21. Ability to understand and communicate the center's sales performance, traffic results, and key trade metrics.
  22. Brings a discerning eye for design to the property to ensure overall center aesthetics and any common area marketing activations are on brand.
  23. May provide formal supervision to individual employees within single functional or operational areas, including recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.


MARGINAL FUNCTIONS:

  2. Complete any other duties assigned by your supervisor which are necessary for the continued operation of the company.


QUALIFICATIONS:

Education:

  • Bachelor's degree (BA/BS) from four-year college or university, in related discipline, for example, business, sales/marketing, or real estate.


Training & Experience:

  • 5 years' related experience and/or training in any of the following highly desired: real estate sales and marketing.
  • Excellent written and verbal communication skills. Ability to write reports, manuals, speeches, and articles using distinctive style. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to make effective and persuasive presentations on general topics to clients, employees, tenants, and public groups.
  • Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis. Prepares and manages project budgets.
  • Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.


Technology:

  • Computer literate - able to prepare correspondence, access information from property management software and conduct business via e-mail and internet.
  • Proficient in Canva, Microsoft Office Suite; specifically, Power point, Excel, and Word
  • Experience with desktops, graphics, and presentation software and technology helpful.

PHYSICAL DEMANDS:

Light work - Standing and walking occasionally for entire work shift. Sitting regularly for whole shift. Exerting up to 10 pounds of force occasionally, up to 20 or more pounds rarely, and/or negligible amount of force frequently or constantly to reach, lift, carry, push, pull, or otherwise move objects. Frequent use of computer keyboard (fingering) and computer mouse. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
