Full Job Description
Manager of Corporate Land

The Manager of Corporate Land supports each division's land team in achieving the goals that are set for them by the Company. The Manager of Corporate Land will use their experience, and the guidance from the Senior Director of Corporate Land, to work with teams, to collaboratively implement Stanley Martin Way processes, policies and best practices. The Manager of Corporate Land will be expected to occasionally travel to divisions (2-4 days/nights per month) to meet with teams in person and visit project sites to review details and best practices.

Responsibilities and Duties
  • Assist the director as needed in the review of division land acquisition projects in feasibility as it relates to entitlement and development details. This may include reviewing land due diligence checklists, preliminary and site construction plans, and land development budgets, to ensure that proper planning details and costs are being controlled by teams.
  • Review Division controlled and organized project materials, such as overall site plans, plats, lot specific grading plans, lot matrices, consultant proposals, and general contractor contracts and schedules to ensure they are being created, utilized, organized and are following SMH best practices.
  • Confirm Division Teams control project management best practices regarding consultant and contractor schedules, as well as ensure teams are conducting regular progress meetings during design and construction to ensure new neighborhoods are opened on time.
  • Assist the Director as needed, and collaborate with Corporate Finance and Corporate Accounting, to review division land development budgets quarterly in accordance with company policies.
  • Assists as needed, to help the company report on land development activities, and provide leadership with data to make informed decisions.
  • From time to time, help create efficiencies in the land entitlement and development process, through the creation and implementation of new forms, checklists, and training materials.
  • Works in tandem with the Corporate Field Operations (Production Homebuilding) team to ensure the overall safety program, policies, and procedures of the company are being followed. Attends and from time to time may lead monthly Corporate safety meetings and other training sessions.
  • Ensures Company compliance with all OSHA, DOT, SWPPP and any other applicable state and federal agencies and recommends best management practices when and where applicable.
  • Complete all other duties as assigned by manager.
  • Represent the company professionally in all internal and external interactions and communications.
  • Adhere to company safety standards and help promote a safe working environment.

Position Requirements
  • College degree preferred; minimum 10 plus years of relevant planning, design and construction experience; minimum 5 plus years of residential development experience
  • Preferred experience, in particular around residential development and homebuilding, with a strong background in leading or being a part of general construction estimating, take-offs, budgeting, material cost control
  • Proven results in project management and scheduling
  • Skilled in knowing how to develop working relationships, both internally and externally
  • General understanding of Production Homebuilding and process of delivering finished lots
  • Understanding of other business processes such as purchasing, architecture, finance, accounting and legal
  • Proficiency and understanding of general technology, spreadsheets and Microsoft software systems

This position pays between $102,200.00 to $118,000.00 annually plus bonus.
