Position Description:Oversee and manage construction engineering activities related to Special Systems including Division 27 Telecommunication and 28 Electrical Safety, and security specifications for data centers for project types such as sports venues, aviation, federal, healthcare, and detention.
Essential Duties & Key Responsibilities:
- Lead Turner project team, Subcontracts, Owner's Consultants, and Representatives to ensure optimal alignment and efficient Special Systems package installation.
- Lead delivery of Special Systems compliance, construction delivery support, construction coordination, construction quality assurance, construction change order request evaluation and implementation, and field engineering from inception through closeout of project.
- Serve as key Special Systems Engineering technical resource with extensive and comprehensive knowledge and understanding of contract documents, including plans, specifications, and applicable codes.
- Conduct thorough Special Systems construction document reviews and examine documents for constructability and Quality Control (QC), raise concerns to attention of appropriate design professionals and see through to resolution.
- Manage and review Contract Items List for components, materials, and systems to ensure Required On Job (ROJ) dates comply with project schedule.
- Prepare various Special Systems project studies to support recommendations for materials and methods, and cost estimates.
- Participate in project schedule meetings and lead Special Systems portion to provide latest information for an informed and accurate schedule.
- Collaborate with Preconstruction and Purchasing in development of Guaranteed Maximum Price (GMP) or initial project budget and consult on Special Systems engineering specific project needs.
- Evaluate and manage processing of Requests For Information (RFIs) related to Special Systems designs.
- Manage Special Systems budget including review, evaluation, and negotiation of change orders and maintain understanding of financial status of subcontractors.
- Collaborate with Virtual Design Construction (VDC) Coordinator on Special Systems' Coordination Process to ensure installation compliance with design requirements, operations and maintenance fundamentals, and quality standards.
- Oversee preparation of Special Systems scope of work documents with division of responsibility for Trades and for temporary operations.
- Collaborate with Special Systems Superintendent to resolve discrepancies between MEP and other systems and bring to timely resolution.
- Prepare Special Systems project status reports and identify and escalate risks to Project Manager.
- Partner with Special Systems Superintendent on overall turnover process, including start-up, testing, and commissioning.
- Conduct regular project walkthroughs with Special Systems team to ensure work proceeds in accordance with contract documents, coordination drawings, and approved submittals.
- Manage and secure municipal and agency documentation required for temporary Certificates of Information (CIT) and system operation.
- Facilitate implementation of Special Systems Quality Control (QC) plan.
- May contribute to Special Systems procurement schedule for subcontractors and major material and equipment purchases to ensure timely buyouts and compliance with construction schedule.
Qualifications:
- Minimum of 15 years of experience with progressive responsibility and exposure to construction design, cost, sequence, logistics, and field installations of substantial Low Voltage and IT Infrastructure components or equivalent combination of education, training, and experience
- Extensive experience with installation of one or more major Special Systems and IT Infrastructure components required
- Extensive knowledge of Telecommunications Industry Association/Electronic Industries Alliance (TIA/EIA) and Building Industry Consulting Services International (BICSI)
- Familiar with wide range of construction project delivery methods (e.g., design-bid-build, design-build, and construction manager at risk) and knowledge of estimating, construction costs, scheduling, purchasing, engineering principles and techniques, and various building systems
- Excellent ability to interpret and define contract documents, drawings, specifications, scopes of work, and project schedule
