Lead Estimator

Pavilion is seeking an experienced Lead Estimator to support preconstruction efforts and lead the estimating process for commercial and multifamily construction projects. This position plays a key role in developing accurate, competitive estimates while serving as an important point of contact for project owners, consultants, subcontractors, and internal project teams.

The Lead Estimator is responsible for managing the estimating process from early project review through final bid submission, including quantity takeoffs, scope development, subcontractor solicitation, bid analysis, pricing strategy, and risk identification. This role requires strong technical estimating skills, sound judgment, and the ability to communicate clearly with both internal and external partners.
What You'll Do
  • Lead estimates from initial project review through final bid submission
  • Perform detailed quantity takeoffs and develop comprehensive cost estimates
  • Review drawings, specifications, and project requirements to identify scope, risk, and opportunities
  • Develop bid packages and subcontractor scopes of work
  • Solicit, evaluate, and level subcontractor and supplier proposals
  • Build and maintain strong subcontractor and vendor relationships
  • Identify scope gaps, pricing risks, and constructability concerns
  • Collaborate with project management, operations, and business development teams on pursuit strategy
  • Prepare bid summaries, clarifications, assumptions, and supporting documentation
  • Support value engineering and alternative solution development
  • Communicate effectively with owners, consultants, subcontractors, and internal stakeholders
  • Contribute lessons learned and estimating knowledge to strengthen future pursuits
  • Help establish a consistent, organized estimating process across assigned projects
What We're Looking For
  • Proven estimating experience within the commercial construction industry
  • Experience independently leading estimates and managing the bidding process
  • Strong proficiency in quantity takeoffs, scope development, subcontractor analysis, and pricing
  • Ability to read and interpret construction drawings, specifications, and related project documents
  • Strong understanding of construction methods, sequencing, and cost drivers
  • Established subcontractor and supplier relationships
