DescriptionAbout the position...The
Land Development Project Manager will be responsible for playing a key part in transforming raw land into thriving residential, commercial, and industrial communities. You'll collaborate with vendors, contractors, and fellow TCC departments to oversee the full development process-everything from estimating and bidding, to coordinating utility applications and design, to managing reports and inspections.
- Review plans, engineer reports, and identify inconsistencies and value engineering components.
- Coordinate with and complete utility applications with various providers for backbone design and service connections.
- Complete high level and detailed project estimates with unit quantities and pricing.
- Solicit and review detailed bids for completeness, select contractors for site work, monitor construction progress to ensure compliance with project schedules and specifications.
- Meet with jurisdictional officials during installation and inspection of infrastructure, amenities, signage, landscaping, etc.
- Track and communicate project schedules and report milestones.
- Ensure "Best Management Practices" are being followed in all Erosion & Sediment Control plans and weekly inspections including being versed in various authorities such as PADEP, MDE, and other mid-Atlantic states.
- Manage budgets, approve invoices, and time sheets (as applicable), and track expenses/revenue in conjunction with accounting services team.
- Track current market pricing for budget development and identify budget shortfalls/overages.
- Oversee field change orders and process all change orders in accordance with TCC policy and procedures.
- Maintain open communication with landowners, governmental agencies, and both internal and external customers.
- Complete detailed inspection reports, document on forms, and maintain photo logs.
RequirementsWhat we are looking for from you...- Minimum 7 years' of proven successful development construction experience
- Bachelor's Degree in Civil Engineering, Land Planning, Construction Management, or related field is highly preferred
- Must be able to read, comprehend, and explain complex and detailed plans and/or specifications
- Experienced in Municipal, State, and Federal inspection requirements
- Ability to occasionally travel (sometimes overnight if needed) throughout the Mid-Atlantic region
- Proficiency in Microsoft Office programs is required
- Safety Oriented - OSHA Certification is preferred
- Must possess a valid Driver's License
- Attentive to detail to deliver high quality, finished products
- Strong communication & interpersonal skills
- Bilingual (Spanish) is a plus
