Land Development Project Engineer (Bend preferred, open to candidates in Portland, OR and Tri-Cities, WA)

Full-Time

Purpose: The reason the job exists
The Land Development Project Engineer coordinates the technical interface between Land Development and the Production home building team, ensuring lot sizing, engineering, and code requirements align with buildable product. This role performs due diligence and code analysis during the feasibility stage, before acquisition or design commitment, and owns the technical handoff between horizontal (land development) and vertical (home construction) work. By bringing dedicated ownership and continuity to a function currently spread across the Architecture, Land, and Production teams, this role reduces rework, protects the sales schedule, and gives each team a single, reliable technical partner from feasibility through construction.

  • Conduct code analysis and due-diligence review for feasibility-stage projects, evaluating site constraints, entitlement requirements, and code compliance prior to acquisition or design commitment
  • Perform CAD-based lot fit analysis and produce lot fit exhibits that confirm buildable product on each lot
  • Prepare and review master plan layout files, including fencing and other master layout documents
  • Complete utility coordination and conflict analysis, resolving conflicts before construction begins
  • Review grading and retaining wall plans for constructability and code compliance
  • Serve as the technical bridge between Land Development, Architecture, and Production, ensuring engineering and code requirements align with buildable product and that projects transfer cleanly from horizontal to vertical construction
  • Other duties as assigned

Requirements: The specific skills, experience, and specialized certifications/education required to do the job.
  • Proficiency in AutoCAD and/or comparable CAD software (Civil 3D a plus)
  • Working knowledge of grading, utility design, and municipal code requirements
  • Experience in land development, civil engineering, or residential homebuilding preferred
  • Degree in civil engineering, civil engineering technology, or a related field, or equivalent hands-on experience
  • PE license not required, but a plus
  • Strong communication skills to liaise effectively between technical/engineering staff and cross-functional teams (Land, Architecture, and Production)

Pay Range: $85,289 - $93,818 per hour
