Overview

We are looking for an experienced, hands-on real estate operations professional to join our team in the role of General Manager. The preferred candidate will possess excellent experience in property operations, facility management, vendor and contract management, tenant engagement, and project initiation. The position is based at Grossmont Center in La Mesa, California and will be responsible for the day-to-day operations of two properties: Grossmont Center, a 925,000-square-foot shopping center in La Mesa, and Escondido Promenade, a shopping center in Escondido. The General Manager will implement policies and procedures, set up controls and best practices, and be influential in the areas of operations, tenant relations, security, procurement, and risk management in order to achieve maximum productivity and profitability while maintaining the highest level of corporate standards. This role is also closely involved in the large-scale, multi-phase redevelopment currently underway at Grossmont Center, partnering with ownership, design, and construction teams to help keep the center fully operational throughout construction. The General Manager will oversee and supervise the in-house and contracted departments across both properties to ensure property goals are achieved. This role reports to the Senior Director, Asset Management.

Responsibilities
  • Lead and manage on-site property personnel while developing and maintaining operational standards and procedures across both properties.
  • Manage service providers and vendors responsible for the day-to-day operational needs of both properties, including repair and maintenance, landscaping, housekeeping, waste removal, contracted janitorial services, contracted security services, plumbing, roof, physical plant, and energy management systems, ensuring property standards are maintained.
  • Perform regular site inspections at both properties to assess physical condition, compliance, and overall administration; ensure issues are addressed immediately and expectations are met.
  • Stay closely involved in Grossmont Center's large-scale redevelopment, coordinating on-site with ownership, construction management, design teams, and outside contractors to help keep the project on track while maintaining a safe, welcoming environment for tenants and shoppers throughout construction.
  • Develop and implement proactive strategies to resolve property operational and compliance-related challenges across both properties.
  • Identify and recommend capital projects; create and maintain capital improvement plans while coordinating the specification, bidding, and execution of major maintenance projects and service agreements.
  • Develop and maintain positive retail tenant relations by meeting with tenants at both properties on a regular basis; obtain tenant intel on sales and market comps. Resolve tenant issues that occur and serve as the primary point of contact for all merchant daily operating needs including general maintenance, tenant utilities, lease issues, trash concerns, and parking management.
  • Read and interpret engineering and architectural drawings and schematic diagrams, as needed, particularly in support of the Grossmont Center redevelopment.
  • Bid all contracts and capital purchases, and enlist, hire, and manage all contractors performing capital projects across both properties.
  • Develop and review the annual operating budget and quarterly budget reforecast reports for both properties; monitor all purchases and expenses to ensure cost effectiveness and manage operating expenses within or below budgeted levels. Work with property accountants to prepare monthly variance reports and accruals and the finance team to forecast property level cash flows accurately for corporate planning and analysis.
  • Assist with accounts receivable management via tenant phone contacts, in-person meetings, and collections across both properties; review and report status.
  • Manage invoice processing, coding, and payment across both properties ensuring invoices are paid on time.
  • Develop and maintain a system for tracking vendor insurance certificates for both properties.
  • Submit or oversee routine property reporting, including activity reports, variance reports, site inspection reports, roof inspections, and lighting reports, in a timely manner.
  • Collaborate and establish strong working relationships with key stakeholders including Marketing on the coordination of property events, Tenant Coordination to expedite completion of landlord work and delivery of spaces to tenants, and appropriate key civic and community leaders in both La Mesa and Escondido to ensure positive benefits for the properties.
  • Assist the Senior Director, Asset Management on a daily basis with financial and capital management, fostering relationships both internal and external to the Company and support strategic initiatives to drive revenue and reduce expenses.
  • Complete other special projects and duties as assigned from time to time.
Qualifications
  • 8+ years of experience in commercial real estate property management; previous roles should encompass at least 5 years of progressively increasing responsibility in P&L management, vendor contract oversight, and other key real estate functions. Experience managing retail shopping centers is strongly preferred.
  • Bachelor's degree in business administration, real estate, or a related field.
  • Experience managing multiple properties simultaneously and supporting active construction or redevelopment projects strongly preferred.
  • Demonstrated experience budgeting, monitoring expenses, preparing monthly management and financial reports, and processing accounts payable.
  • Previous direct responsibility for negotiating and monitoring maintenance projects and service contracts.
  • Must possess ownership mentality which involves adopting a long-term ownership perspective in all aspects of the role.
  • Must be capable of maintaining P&L ownership and accountability while pursuing well-defined objectives and strategies for achieving long-term goals.

Salary Range: The typical total cash compensation range for this role is $155,000–$185,000 per year, inclusive of base salary and any applicable bonus. To ensure a fair and competitive offer, we take into account your job-related skills, experience, relevant trainings, and certifications.
