Full Job Description
The General Manager - Facilities Maintenance and Construction directs the overall management of construction, facilities, and maintenance operations; oversees capital improvement and routine upkeep projects from development through final inspection. They will assist with vendor contracts, budgets, safety compliance, and maintenance, ensuring that the work is completed on time and meets high-quality standards.

Key Responsibilities
  • Operations & Budgeting: Manages the planning, procurement of materials, building operations, and budgets for ongoing structural maintenance, preventative upkeep, and new construction projects; negotiates vendor contracts and provides detailed cost estimates.
  • Maintenance Standards & Strategy: Selects appropriate construction and maintenance strategies (including scheduled, preventative, and corrective maintenance); coordinates facility work orders to ensure all building systems (HVAC, plumbing, electrical, and structural) meet safety standards, local building codes, and original design specifications.
  • Planning: Plans project objectives and operational goals; develops timelines and preventative maintenance schedules to minimize facility downtime and optimize building longevity.


Typical Functions
  • Project & Maintenance Execution: Ensures the operational efficiency, timely completion, and quality standards of construction, dynamic work orders, and routine building maintenance through lower management and facility supervisors.
    Specialist Collaboration: Collaborates with architects, engineers, HVAC technicians, plumbers, electricians, carpenters, and other building trade specialists to resolve structural issues and optimize building performance.
    Contractor & Vendor Management: Selects, monitors, and oversees specialized sub-contractors, third-party service providers, and internal maintenance staff to ensure high-quality workmanship and adherence to service level agreements (SLAs).
    Code Compliance & Permitting: Obtains required licenses and environmental permits, confers with local inspectors, and ensures strict compliance with OSHA, ADA, life-safety requirements, local building codes, and company regulations.
    Procurement & Supply Chain: Works with Purchasing to source replacement parts, specialized trade tools, and building materials, ensuring efficient delivery and proper facility inventory management.
    Emergency Response & Troubleshooting: Responds promptly to work delays, facility emergencies, equipment failures, and unexpected downtime to restore operations safely and minimize operational disruption.
    Reporting & Budget Oversight: Tracks and reports on overall project progress, operational expenses, capital expenditures, and maintenance budget performance to executive leadership and key stakeholders.
    Technical Communication: Interprets blueprints, technical manuals, facility schematics, and service contracts, clearly communicating specifications and requirements to trade workers and external vendors.
    Environmental Compliance & Management: Oversees site environmental compliance programs, specifically managing, implementing, and auditing Stormwater Pollution Prevention Plans (SWPPP) and Spill Prevention, Control, and Countermeasure (SPCC) plans to ensure full EPA and local environmental adherence.


Required Knowledge & Abilities
  • Construction Expertise: Strong knowledge of building systems, construction methods, and building codes.
  • Project Management Skills: Ability to build schedules, manage budgets, and oversee multiple projects simultaneously.
  • Communication Skills: Ability to act as a liaison between external consultants, contractors, executive staff, and employees.
  • Technical Proficiency: Ability to read technical drawings, plans, and specifications.
  • Experience: 3-5 years of experience in facilities management, construction management, or a
  • related field.
  • Education: A degree in construction management, facilities management or engineering or significant work experience.
