SUMMARY:The Finish Superintendent oversees and manages daily operations of the Interior and Exterior "Finish" Project Schedule at assigned development project sites. In coordination with the Framing Superintendent and Site Superintendent, the Finish Superintendent conducts preliminary "Finishing" inspections during the finishing stage to ensure production quality control is maintained and timely delivered. Responsible for developing subcontractor milestones and deadlines pertaining to Finish operations, and managing adherence to the Finishing project schedule, overall project schedule and quality standards. Responsible for maintaining positive relationships between subcontractors and Garden Communities to achieve Company business objectives.
ESSENTIAL DUTIES & RESPONSIBILITIES:The Finish Superintendent's duties and responsibilities include, but are not limited to, the following:
• Provide ongoing management, and monitors all phases of Finish construction in new building projects to include start, finish and closing of new building.
• Supervises jobsite through daily walk through to monitor schedule progress, quality of work, and identify and promptly address any issues related to finish construction.
• Monitors progress of the project, develops and continuously updates punch lists and tracks work progress daily, ensuring work efficiency over the course of the entire duration of the project.
• Communicates with subcontractors directly to maintain work progress and resolve issues related to insufficient work progress or quality deficiencies.
• Ensure accuracy of finish construction of each sub-trade as it pertains to the construction drawings and scope of work.
• Coordinates with Project Manager or Construction Director to identify and resolve schedule anomalies.
• Responsible for maintaining adherence to the project Finish Schedule.
• Resolves quality control issues as they arise.
• Meets and confers with building inspector for required inspections for all disciplines.
• Participates in weekly safety meetings with subcontractor field staff.
• Reports safety violations regarding field operations to Construction Director, responsible for following up to ensure violations are remedied.
• Consistently communicates with Construction Director and Field Superintendents regarding project issues and challenges regarding schedule as well as inspection status.
• Ensures all finish work is to the Company's and industry standard.
• Ensures building meets or exceeds industry standards at construction and completion stage.
• Gathers information and sets necessary appointments for City inspections in accordance with company policy and procedure.
• Attends weekly construction meetings.
• Accomplishes all tasks as assigned or requested by the Construction Director.

EDUCATION/EXPERIENCE:• High school diploma or the equivalent.
• 10 years' experience and/ or training in construction management or related field.
• A minimum of 2 years' experience in interior and exterior Finish work.
• Previous experience as Finish Superintendent for multi-family builders is a plus.
TECHNICAL SKILLS REQUIRED:• To perform this job successfully, an individual should have working knowledge of standard Cal-OSHA requirements and maintain a current 10 hour OSHA construction training certificate (Garden provides 3rd party OSHA recertification and certification).
• Working knowledge of Microsoft Office Suite and Project 2000.
• Understand each construction and project participants' scope of work and design drawing details.
• Knows how to finish interior and exterior of buildings.
PHYSICAL DEMANDS:• Must be able to lift, push, pull, and/ or move up to 60 pounds. Regularly required to sit, stand, walk, squat, open doors, climb/ descend stairs.
• Walk jobsite daily, frequently inspect each unit/ roof/ garage/ parameter of building to ensure jobsite safe practices and adherence to global project schedule.
• Can operate standard office equipment i.e. computer, telephones, copier and scanner.
COMMUNICATIONS:• Must be able to communicate effectively (orally and written) in a professional manner on a regular basis with management and co-workers within the company as well as residents and outside vendors. Works well as part of a team. Follows instructions and responds to management's direction. Takes constructive criticism and uses it as a learning tool.
SUPERVISORY RESPONSIBILITIES:- This position does not have any supervisory responsibilities.
