In this role, you will act as the vital bridge between business operations and facility design supporting 10 sites in the United States. You will be responsible for collecting and translating space requirements across a diverse mix of environments-seamlessly transitioning from traditional open-plan corporate offices to specialized, utility-heavy support spaces such as electronics labs, production floors, and warehouses. The ideal candidate already possesses foundational mastery of facilities fundamentals-such as the ability to read floor plans, conduct structured stakeholder interviews, and map simple office adjacencies. Beyond the basics, you will bring strong technical literacy to ask logical, targeted questions regarding equipment power draws and thermal (heat) loads, ensuring our physical spaces safely and efficiently support complex business operations. Experience utilizing industry-standard space planning tools (such as OfficeSpace Software, CAFM platforms, or AutoCAD) is a significant plus. This is a fulltime, onsite position.
Your tasks - Stakeholder Interviews: Conduct structured interviews with department leads across office, lab, production, service, and warehouse functions to independently uncover current and future headcount, workflow, and equipment footprints.
- Comprehensive Space Programming: Translate operational goals into detailed spatial requirements, documenting square footage, layout configurations, and specialized environmental constraints.
- Utility & Equipment Dialogues: Consult with technical teams and equipment vendors to ask logical, structured questions regarding utility infrastructure-specifically identifying equipment power draws and heat loads to flag engineering needs early (note: actual MEP calculations will be handled by Engineering partners).
- Environment Versatility: Successfully manage programming and planning across contrasting spaces, balancing the human-centric needs of collaborative office environments with the rigorous physical and utility demands of technical support rooms.
- Reading & Mapping Plans: Accurately read and interpret architectural floor plans, translating them into actionable spatial layouts and mapping out functional office and operational adjacencies.
- Adjacency & Flow Optimization: Analyze how work moves between groups and departments, developing adjacency matrices and layout options that boost operational efficiency, safety, and cross-functional synergy.
- Tool Proficiency & Application: Leverage space planning and workplace management software (such as OfficeSpace, CAFM/IWMS platforms, or AutoCAD/Visio) to manage move scenarios, update digital floor plans, track utilization, and maintain accurate spatial databases.
- Design & Relocation Support: Collaborate with project managers, architects, and internal stakeholders during facility expansions, reconfigurations, or moves to ensure final designs align with operational expectations.
- Documentation: Maintain up-to-date floor plans, stacking diagrams, and space standards documentation.
Your qualifications - Bachelor's degree in Facilities Management, Interior Architecture, Industrial Engineering, Architecture, Operations Management, or a related field; or an equivalent combination of education, technical certifications, and hands-on experience.
- 3+ years of professional experience in facilities planning, corporate real estate, interior architecture, industrial engineering, or operational space management.
- Ability and willingness to travel up to 25% for site visits, facility assessments, and project coordination.
- Proven ability to independently read and interpret floor plans, conduct effective stakeholder interviews, and map functional workspace adjacencies.
- Track record of managing diverse space typologies, ranging from traditional corporate offices to utility-heavy technical, lab, or light manufacturing/warehouse environments.
- Comfortable reviewing equipment specification sheets and holding informed discussions with engineers regarding power and thermal output requirements.
- Hands-on experience with modern workplace management tools-specifically platforms like OfficeSpace, CAFM/IWMS solutions, or CAD software-is considered a strong asset.
- Exceptional stakeholder management and communication skills, with the ability to translate ambiguous operational requests into structured spatial programs.
- Ability to be on site in our Columbia, MD headquarters five days per week.
- In order to be considered, candidates must reside in the US and be a U.S. person (U.S. Citizen or Permanent Resident / Green Card holder).
