Full Job Description
The Evictions & Legal Proceedings Manager oversees all aspects of the eviction process, ensuring compliance with legal requirements while protecting company assets. This role is responsible for verifying unit vacancies, handling trespasser removal, securing vacant units, coordinating with legal teams and law enforcement, and tracking court proceedings. The ideal candidate has a strong understanding of landlord-tenant laws, excellent attention to detail, and the ability to manage high-pressure situations professionally.

Key Responsibilities

Evictions & Legal Compliance
  • Oversee and manage all eviction cases, ensuring compliance with state and local laws.
  • Verify vacant units, document abandonment, and coordinate lock changes or rekeying.
  • Work with legal counsel to file and track unlawful detainer actions and court cases.
  • Represent the company in court hearings, mediations, and settlement discussions when necessary.
  • Ensure proper legal notices (e.g., Pay or Quit, Notice to Vacate) are served and documented.

Vacant Unit Security & Property Protection
  • Confirm that all vacated units are properly secured and boarded up when necessary.
  • Coordinate with maintenance teams and vendors to install security measures, including door and window reinforcements.
  • Conduct routine inspections to monitor vacant units for unauthorized entry, vandalism, or safety concerns.
  • Work with security personnel and law enforcement to prevent unauthorized occupancy.

Trespasser & Unauthorized Occupancy Management
  • Identify unauthorized occupants and take appropriate legal action to remove them.
  • Work with local law enforcement and security teams to ensure safe and lawful removals.
  • Maintain detailed records of trespassing incidents and resolutions.

Court Case & Documentation Management
  • Track all active eviction and legal cases, ensuring deadlines and court dates are met.
  • Maintain organized records of court filings, property inspections, and resident communications.
  • Provide management with regular reports on eviction case status and legal proceedings.

Tenant & Stakeholder Communication
  • Work closely with property managers to coordinate eviction timelines and minimize vacancy loss.
  • Communicate professionally with tenants facing eviction, offering legal compliance guidance and, when applicable, assistance in securing alternative housing.

Collaborate with attorneys, government agencies, and law enforcement to ensure smooth legal processes.
