Entitlement / Permit Manager

Compensation: $70,000 - $150,000 / year

Description

Entitlement / Permit Manager. Our firm offers a unique career opportunity for candidates as passionate about personal and professional growth as our team is.

Key Responsibilities
  • Lead and manage the entitlement and permitting process for residential, commercial, and mixed-use land development projects from inception through approval
  • Prepare, submit, and track permit applications with local, county, and state agencies including planning boards, zoning boards, DEP, DOT, and utility authorities
  • Coordinate pre-application meetings and represent clients/projects at public hearings, board meetings, and agency reviews
  • Develop and maintain permit schedules, tracking all submissions, reviews, approvals, and expirations
  • Collaborate with engineers, planners, attorneys, environmental consultants, and surveyors to ensure timely and complete submissions
  • Monitor regulatory changes and advise project teams on impacts to approval timelines and strategies
  • Build and maintain strong relationships with municipal officials, planning departments, and regulatory agencies
  • Prepare entitlement reports, project summaries, and status updates for internal teams and clients
  • Support business development efforts through due diligence research and feasibility reviews


Skills, Knowledge and Expertise

Required
  • 3+ years of experience in land development entitlements, permitting, or a related municipal/planning role (more for senior levels)
  • Solid understanding of NJ and/or NY land use regulations, zoning codes, and municipal approval processes
  • Experience preparing and tracking permit applications across multiple concurrent projects
  • Exceptional organizational skills and the ability to manage competing deadlines
  • Strong written and verbal communication skills; comfortable presenting before boards and agencies
  • Proficiency with Microsoft Office Suite; familiarity with project tracking tools

Preferred
  • Bachelor's degree in Civil Engineering, Urban Planning, Environmental Science, or a related field
  • AICP, PE, or PP certification (or actively pursuing)
  • Direct experience with NJ DEP, NJDOT, NJ Highlands, NJ Pinelands, or NYSDEC permitting
  • Familiarity with GIS tools and civil engineering software (AutoCAD Civil 3D, MicroStation, etc.)
  • Experience working in a civil engineering or land development consulting environment
