Service for the Underserved, Inc. (S:US) is a dynamic and growing social service and housing agency with 43 years’ experience in providing housing and services to the most vulnerable in New York City.

The Support Services functions at S:US are carried out by a team of professionals with differing backgrounds who share deeply in the S:US mission. We provide resources and support to the program departments to collectively pursue that mission. Support Services is a collegial, supportive and dynamic culture that continuously seeks to improve. The Real Estate team is tasked with maintaining and expanding S:US’s large and diverse Real Estate portfolio. Our team’s goal is to fulfill S:US’s commitment to reducing homelessness and providing a life of purpose by ensuring all of our residents have a safe, clean, affordable place to call home, and all our staff have the right work environment to carry out the mission.

The Director of Real Estate: Leasing and Violations will be responsible for the administration of S:US’s scattered site portfolio of over 1,000 apartment leases and 60 commercial leases. Effective execution of this position will result in S:US leased properties being managed efficiently and effectively. The right person will be able to create an orderly system for lease renewal and create a streamlined approach to ensuring repairs are done, mostly by the landlord, in a timely manner. The role will involve a combination of office and field work. Field work will  be required to find new spaces, exit underperforming leases and meet with landlords and S:US Program staff to best understand program needs. In addition to managing all leased properties, the Director of Real Estate: Leasing and Violations will either have the existing ability or acquire the know how to develop new residential sites (both leased and owned) for consumers supported by the NYS OPWDD. Finally, the position is responsible for satisfying the thousands of violations that S:US properties (both leased and owned) incur every year. 

  • ESSENTIAL DUTIES & RESPONSIBILITIES:
  • Managing S:US Leases

    • Create coherent system for tracking all aspects of lease portfolio, including renewals, expirations, maintenance and service requests;
    • Manage relationship with landlords and S:US program staff who are serving residents in the apartments and finance department, which is responsible for rent payment; and
    • Find new leases and exit underperforming ones, in consultation with other S:US departments.

    Managing all Violations Across S:US Portfolio

    • Create or perfect system for tracking all aspects of violation discharge, including receiving timely notification, responding to, challenging and directing for payment as appropriate;
    • Work with program staff to minimize number of violations issued by various NYC agencies, including HPD, DOB, FDNY, ECB, and others; and
    • Manage relationship with vendors who assist with violations, including Jack Jaffa and B Compliant.

    Supervision of project management activities for OPWDD Development

    • Responsible for the completion of OPWDD development projects on time and within budget;
    • Oversee the processing of requisitions and change orders working closely with the S:US finance team, and OPWDD;
    • Attend construction meetings and conduct site visits when necessary; and
    • Oversee the management of the construction project team (architect, General Contract, other consultants).

    Internal Collaboration and Reporting

    • Work closely with the maintenance, finance and program services departments on the day to day operations of S:US’s large and diverse leased portfolio;
    • Work with service program teams and property management to coordinate the opening of new leased sites and various policies and procedures related thereto;
    • Assist SVP in developing appropriate housing development metrics and reporting on same to S:US executive team;
    • Assist SVP in developing annual goals and strategies as it relates to the expansion and preservation of S:US’s real estate portfolio.

     

    Miscellaneous

  • Registering all properties with Housing Preservation Department yearly;
  • Approve invoices; and
  • Supervise Assistant Director, Associate Property Manager & Associate Violations Clerk
  • Additional responsibilities across S:US’s Real Estate portfolio beyond those listed above may be assigned as needed.

     

     

     

    Qualifications

    REQUIRED EDUCATION AND EXPERIENCE

      • Bachelor’s degree required;
      • 5-10 years of experience in property management, leasing or a related field (working for social service/housing organization preferred);
      • Understanding of apartment leases and commercial leases, municipal violations and other real estate operations in New York City;
      • Ability to travel regularly within the 5 boroughs;
      • Ability to work extended hours including nights and weekends when necessary (not often).
