Under the direction of the Chief Operating Officer, the Director of Facilities and Grounds provides strategic and operational leadership for maintenance, custodial, grounds and operations teams, ensuring safe, high-quality, and welcoming environments across all Greater Midland operating units. This role is part of Greater Midland's Senior Leaders Council and is expected to model servant leadership, uphold Greater Midland's Purpose and Values, and foster a culture of excellence and integrity throughout the organization.
Major Job Responsibilities
• Lead and develop maintenance, custodial, grounds, and facility operations teams across all locations; ensure strong culture, accountability, effective supervision, and appropriate staffing.
• Establish and maintain organization-wide standards for facility operations, maintenance, custodial services, grounds, and overall facility condition to ensure consistent, high-quality execution across all operating units.
• Institutionalize and optimize the organization's Computerized Maintenance Management System (Limble) to manage assets, preventive maintenance, corrective work orders, inspections, inventory, documentation, and performance tracking.
• Develop and maintain a comprehensive asset management strategy, including asset inventories, condition assessments, lifecycle planning, replacement schedules, and long-term infrastructure needs.
• Establish, monitor, and report key performance indicators (KPIs); analyze facility costs, work-order trends, labor utilization, utility consumption, and asset performance to drive efficiency and continuous improvement.
• Develop and execute a multi-year capital improvement plan and oversee capital projects from planning and budgeting through implementation, closeout, and transition to operations.
• Lead vendor and contract management for facility-related services, including scope development, Request for Proposal (RFP) processes, bid evaluation, negotiation, contract administration, and vendor performance.
• Develop and manage departmental operating and capital budgets; monitor financial performance and identify opportunities to reduce costs, improve efficiency, and maximize organizational resources.
• Oversee building systems, utilities, and energy management initiatives to improve reliability, efficiency, sustainability, and cost effectiveness.
• Ensure required facility inspections, certifications, permits, records, and regulatory requirements are maintained, including applicable building, fire/life safety, accessibility, environmental, and other facility-related requirements.
• Provide organizational leadership for physical safety, emergency preparedness, business continuity, and operational risk management; maintain emergency procedures and coordinate organizational response to significant incidents and disruptions.
• Establish facility inspection and quality-assurance processes and maintain policies, procedures, and operational documentation necessary to ensure consistent execution across the organization.
• Oversee facility-related procurement, inventory, equipment, supplies, and critical spare-parts strategies to support operational readiness and cost-effective purchasing.
• Recruit, mentor, coach, and develop facilities team members while serving as the organization's subject-matter leader on facilities, infrastructure, capital investment, operational efficiency, safety, and long-term facility needs.
• Participate as a member of the Senior Leaders Council, contributing to strategic planning and organizational decision-making.

Qualification Requirements
• Bachelor's Degree in Facilities Management, Engineering or equivalent experience
• Certifications in a trade, project management preferred
• Must possess a valid driver's license, maintain an acceptable driving record, and be eligible for coverage under the organization's automobile insurance policy
• Minimum of 6 years' experience supervising employees
• Minimum of 6 years' experience in trades and/or project management
Physical Requirements
Office is located in the Greater Midland Community Center. Regular travel to Greater Midland's operating units within Midland County is required. Regular communication and contact with vendors, leadership, employees and members. Repetitive keyboard activity and sitting at computer workstation. Manual labor including but not limited to lifting, bending and stooping.
