Overview

Toll Brothers, America's leading builder of luxury homes seeks a Community Planning Director to join our team in Tampa, Florida.

What is the opportunity?

This position will be on-site 5 days per week.

The Director, Community Planning position is responsible for managing all community start-up activities, coordinating architectural product development and maintenance, negotiating all trades pricing and work, and ensuring ongoing community performance while maintaining a culture of community excellence as the company continues to grow and diversify. This role deals with exceeding budgets and approves start worksheets on each home prior to "CM Go" date to ensure budgets are complete and is responsible in the decision-making process of model designs, designing budgets and implementation of all activities required to open a community by a target date.

What are the primary responsibilities?
  • Implement product changes and efficiencies
  • Assist with design and value engineering plans as needed
  • Work with Design Studio to ensure products offered are contracted
  • Work with Cost Manager to maintain matrices and ensure they match contracted amounts
  • Ensure house budgets are accurate and highlight missing contracts
  • Maintain database for direct costs for land acquisition purposes
  • Track milestone progress of new communities and manage the community start-up process from the point the land exits due diligence until the community opens for sale; e.g.,
    • Community opening workplan, budget, and timeline to meet or exceed underwriting returns
    • Community product catalog development and maintenance, including architecture and red-line processes, specs and marketing material
    • Model complex development (CM oversees model complex construction)
    • Decorator and merchandising coordination
    • Marketing material preparation
    • Sales office buildout
    • QDH strategy execution in partnership with Sales
    • Coordination and preparation of HOA Documents and Public Offering Statements [delete if performed by dedicated HOA resource]
  • Develop pricing packages
  • Partner with the Division's Architectural Business Partner to develop new product as needed
  • Serve as the division's "Product Champion" by coordinating ongoing product rationalization efforts (i.e., product "right-sizing" efforts)
  • Coordinate and manage the semi-annual plan-change process
  • Coordinate and manage the process to add to / change a community's product offering
  • Ensure Purchasing has the information necessary to update contracting post product updates/change
  • All other duties as assigned


Qualifications

  • Solid knowledge of major activities associated with residential real estate acquisition and development
  • Solid knowledge of residential real estate financial analysis
  • Excellent communication skills
  • Proven track record of managing complex processes with diverse groups of stakeholders
  • Proven history of delivering projects against established timelines
  • Familiar with current software applications used within the residential construction industry, and are good at helping others see the benefits of integrating technology with residential real estate operations
  • Experience communicating with senior leaders

  • Essential:
    • 5 - 10 years of related work experience
    • Proficient in Microsoft Office, strong knowledge of Excel
    • Valid driver's license and clean driving record
  • Preferred:
    • Bachelor's Degree
    • MBA
