This is a remote role based in Charlotte, North CarolinaPosition SummaryThe Director of Land Acquisition is responsible for sourcing, underwriting, negotiating, and securing residential land opportunities across the state of North Carolina. This role helps lead the land acquisition strategy and pipeline, ensuring a consistent supply of land and lot opportunities aligned with the company's growth objectives. The ideal candidate has deep market knowledge in North Carolina, strong relationships with brokers, landowners, and municipalities, and a proven track record of closing land deals.
Key ResponsibilitiesLand Sourcing & Pipeline Development- Identify and pursue raw land, entitled land, and finished lot opportunities across target North Carolina markets (e.g., Charlotte, Raleigh, coastal and growth corridors)
- Build and maintain relationships with land brokers, developers, engineers, and landowners
- Create and manage a robust land pipeline to meet short- and long-term lot sales
Deal Underwriting & Feasibility- Lead financial analysis including land residuals, IRR modeling, and sensitivity analysis
- Evaluate zoning, entitlement risk, utilities, topography, and development costs
- Coordinate due diligence efforts including environmental, geotechnical, and legal reviews
Negotiation & Acquisition- Structure and negotiate purchase agreements, options, and joint ventures
- Present investment opportunities to executive leadership and/or investment committees
- Manage deal execution through closing
Entitlements & Development Coordination- Partner with land development, engineering, and legal teams through entitlement and permitting processes
- Engage with local municipalities, planning commissions, and governing bodies
- Monitor project timelines and mitigate entitlement risks
Market Intelligence & Strategy- Track market trends, pricing, and competitive activity across North Carolina
- Recommend acquisition strategy based on economic conditions and company goals
- Identify emerging submarkets and growth opportunities
