A day in the life

Prologis is seeking a Director, Investment to oversee acquisitions, redevelopment, and development activities in New Jersey from the East Rutherford, NJ office. This role helps set investment strategy and drive capital deployment by leading origination, underwriting, and execution of industrial property acquisitions and development opportunities. The Director partners closely with Investment, Market, Development, and Leasing teams to evaluate opportunities, advance pursuits, and present recommendations to senior leadership and the Prologis Investment Committee. The role adds value by identifying market trends, managing diligence and entitlement efforts, and supporting value creation across industrial investments in the New Jersey market.

Key responsibilities include:
  • Partner with Investment, Market, Development, and Leasing teams to identify and advance capital deployment initiatives, including land acquisitions, speculative and build-to-suit developments, value-add redevelopments, portfolio and single-asset acquisitions, and M&A or entity investment support.
  • Originate investment opportunities by leveraging existing professional relationships and developing new strategic contacts with real estate partners, private sellers, brokers, investment bankers, owners, developers, consultants, and high-net-worth individuals.
  • Lead underwriting and execution of industrial property acquisitions, redevelopments, and development opportunities from identification through stabilization.
  • Evaluate and communicate the merits, risks, and value creation potential of new investment opportunities to senior leadership and the Prologis Investment Committee.
  • Monitor New Jersey industrial market trends and translate market insights into investment recommendations and capital deployment opportunities.
  • Direct land development, entitlement, and due diligence efforts for new investments within the market.
  • Coach, mentor, and guide junior team members while developing comprehensive knowledge of Prologis assets, strategy, processes, and systems.


Building blocks for success

Required:
  • 7+ years of experience acquiring and developing commercial real estate, with a focus on industrial properties.
  • Track record of sponsoring industrial acquisitions from identification through stabilization with documented value creation.
  • Ability to build and interpret acquisition and development pro forma models.
  • Experience with construction process, construction pricing, redevelopment, and entitlement processing.
  • Experience underwriting acquisition deals, including value-add opportunities.
  • Experience negotiating purchase and sale agreements, leases, and development agreements.
  • Ability to travel 10-20%.


Preferred:
  • Experience with environmentally challenged properties.
  • In-depth understanding of New Jersey industrial markets.
  • Current Real Estate sales license in the State of New Jersey or ability to obtain a license within six months of commencing employment. The company will cover relevant associated costs and will consider reasonable time spent acquiring the license as part of work hours.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.


Hiring Salary Range of:

$151,200 - $215,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives)) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
