The OpportunityRex is seeking a Director, Debt Capital Markets, to own the debt strategy behind a multifamily portfolio entering a new buying cycle. Debt is the biggest lever in real estate. It decides whether we keep an asset, and it is how we return capital to investors through refinancing. This leader owns it. The role is anchored by four core mandates. Protect the asset by structuring every loan around long-term fixed-rate debt, judged by total lifetime cost and risk, never by today's rate or closing proceeds. Proceeds come second. Place the debt by telling the story of each asset and bidding every acquisition and refinance to multiple lenders across Fannie Mae, Freddie Mac, HUD, life companies, banks, and CMBS, while building a deep bench of qualified guarantors so deals never stall. Own the calendar by commanding every maturity, covenant, and prepayment term, entering each refinance 12 to 24 months early from a position of strength. Build value through supplemental loans, preferred equity, mezzanine, portfolio-wide facilities, and new sources of capital that drive down the cost of capital without adding risk to investor equity. You will partner closely with asset management and property management, because stronger property performance means better terms and larger proceeds. The ideal candidate has 7 to 10 years of multifamily debt experience, ideally in capital markets at an owner-operator or as an originator at an agency lender or leading debt brokerage. They lived through the 2022-23 rate shock and came out conservative. High-energy, curious, and relentless, they are relationship builders with sharp market intelligence and an owner's mindset, ready to build with Rex for the long haul. This is a hands-on seat for a builder who executes, not an advisor who recommends from the sidelines. Downside protection comes first, every time. The mission is non-negotiable: this leader must be missionary to the bone, fully embracing Rex's call to catalyze human flourishing through disciplined stewardship of investor capital. Fully remote.
About the RoleRex is hiring a Director, Debt Capital Markets, to translate a disciplined, downside-first philosophy into the financing behind every multifamily asset we buy, hold, and refinance. With the portfolio entering a new buying cycle, the debt decisions made now will determine which assets we keep through the next downturn and how reliably we return capital to investors in the years ahead.
This role owns outcomes across debt strategy, placement, and portfolio-wide liability management. You will operate as the connective tissue between acquisitions, asset management, property management, finance, and the lender community, ensuring every loan is sized, structured, and timed to protect investor equity first. You will evaluate every financing on total lifetime cost and risk, including prepayment flexibility, maturity exposure, rate structure, reserves, and covenants, rather than chasing the lowest coupon or the largest check.
You will run competitive processes on every acquisition and refinance, telling the story of each asset with credibility and bidding it across agency, HUD, life company, bank, and CMBS lenders. You will build and maintain the maturity and covenant calendar for the entire portfolio, entering every refinance 12 to 24 months early so Rex negotiates from strength, never under pressure. You will build a deep, qualified guarantor bench so execution never stalls, and you will expand the capital stack through supplemental loans, preferred equity, mezzanine, portfolio facilities, and new capital sources that lower the cost of capital without adding risk.
This is a hands-on, high-impact role for a multifamily debt professional who has sat at the table through a full rate cycle and learned what leverage costs when markets turn. You will build the systems, relationships, and discipline that make Rex's balance sheet a durable competitive advantage. Must be missionary to the bone.

- Negotiate term sheets, loan documents, and closing conditions alongside legal counsel, including prepayment terms, reserves, recourse carve-outs, and covenants
- Build and maintain a deep bench of qualified guarantors so net worth and liquidity requirements never delay or derail a transaction
- Maintain a portfolio-wide calendar of maturities, rate cap expirations, covenants, extension options, and prepayment terms, reporting to leadership on a regular cadence
- Initiate every refinance 12 to 24 months ahead of maturity, positioning Rex to negotiate from strength rather than necessity
- Monitor covenant compliance, DSCR and debt yield tests, reserve requirements, and lender reporting obligations, escalating risks early with clear corrective plans
